This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. See this site for all adopted amendments: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html Correct cutoff statements at margins: A-1 Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005. Update the Drawing List, sheet A-0 to reference the sheets included in the plan set. SITE PLAN: 1. Show the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1. FOUNDATION PLANS: 1. Change the 14/A-10 reference on sheet A-1 (patio slab) shown at a 12/A-10 location. 2. Change the 3/A-14 reference on sheet A-1 (grill footing) to an appropriate detail. 3. Epoxy connections require special inspections. If used (detail 11/A-10), a special inspection request must be included with the permit application. FLOOR PLANS: 1. Provide a keynote reference for 2.8, 11, 30 & 31 on the plan, sheet A-2. 2. Change the keynote reference 2.10 on sheet A-2 (planting area) shown incorrectly at three locations. 3. Change the keynote 2.11, 13, 23, 25 & 2.28 references from sheet A-13 to a correct detail/sheet. 4. Change the keynote reference 2.14 on sheet A-2 (planting area) to a correct keynote number (perhaps 2.13). STRUCTURAL PLANS: 1. Note the header sizes at framed door and window openings, note #5, sheetA-6. 2. Provide manufacturer's calculations and data for pre-fabricated trusses, R802.10.2, or note the requirement for deferred submittal approval prior to installation. 3. Specify weight of roof system items for the selected tile. Revise the dead load Design Criteria accordingly shown at the roof truss note, sheet S-1. ELEVATIONS: 1. Provide detail numbers for the veranda referenced at keynote #10, sheet A-4. 2. Change the keynote #11 reference from sheet A-14 to a correct detail/sheet. 3. Show the chimney height as not less than 3' above the point where the chimney passes through the roof, R1001.6. SECTIONS - DETAILS - MISC. NOTES: 1. On standard detail sheets, cross out all details that do not apply or are not being used. 2. Show correct section references for 6 & 7/A-5 on sheet A-2 (perhaps 9 & 8/A-5). 3. Show wood framing members resting on concrete as pressure treated, R319.1(2). Note this requirement on Detail 10 & 14/A-10. 4. Change one of the detail references 2/A-11 on detail 3/A-5 to a correct detail (perhaps 1/A-11). 5. Specify all ledgers connected to masonry walls with 3x material, R606.10. Change the ledger size notation at Detail 4/A-9, 2 & 3/A-11. 6. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. Revise detail 2 & 5/A-11. 7. Revise the attic space ventilation for the Den, sheet A-7. Three 8" diameter tiles at each end will not provide the required 2.73 sq. ft., R806.2. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code. Update references shown on sheets A-0, A-1 and S-2 (note #1 & 2d). 2. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4. Water closet: 2.5 water supply fixture units each. Lav: 1 Tub w/shower: 4 Shower: 2 Kitchen sink & dishwasher: 1.5 each Bar sink: 1 Laundry sink: 1.5 Clothes washer: 4 Hose bibb: 2.5 first fixture plus 1 for each additional. List all on property. Ice maker: .5 3. Determine the supply line diameter from Table 6-5 assuming 46 to 60 psi. Show water supply sizes to each bathroom/kitchen area. A new water supply pipe from the meter may be required to the new water demand areas. 4. Show the cleanout size (1-½" for drains up to 2" and 2-½" for drains up to 3") as required by Table 7-6. The water closet VTR may be used as the cleanout if increased to 2-½". 5. Show a clean out at the kitchen sink area UPC 707.4 W/ State amendment. 6. Show plumbing vents (VTR) within acceptable distances from traps (maximum 6' for water closets), UPC Table 10-1. MECHANICAL PLANS: 1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24. Revise code reference at note 1.01, sheet M-2. 2. Show correct section references for 3 & 4/A-5 on sheet M-1 (perhaps 4 & 5/A-5). ELECTRICAL PLANS: 1. Show a grounding conductor for the sub-panel E feeder on the riser diagram, E3503. 2. Show the main panel breaker for the sub-panel D feeder, E3605. #2 cu is rated at 95 amps. 3. Provide wire sizes on the panel schedule for each new circuit, E3304.11 & E3606.2. 4. Provide equipment rated for 22,000 AIC short circuit protection, 2006 Edition of Electric Service Requirements TEP SR-510. Revise each new panel schedule. 5. Complete note #5, sheet E-1. 6. All exposed receptacle outlets in the Ramada shall have ground fault circuit interrupting protection with weather proof coving. Label each receptacle GFCI requiring such protection, E3802. 7. Indicate the location of all disconnect switches for roof mounted air handling equipment, E4001.5. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 1. Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 when glazing does not exceed 15% of exterior wall area, or provide energy calculations per the 2003 IECC w/ local amendments for compliance validations. If using REScheck select the climate zone 4B, Pima County < 4000 ft, 2100 HDD on the web version. http://www.energycodes.gov/rescheck/ The solar heat gain coefficient SHGC should have a minimum value of 0.40. 2. Correct the factor/value and zone information shown on sheet M-1 to Pima County (HDD = 2100) as required by 2003 Energy Conservation Code & local Amendments.
