Please include a response letter to the comments along with the corrected copies of the SP. 2. Please label lot dimensions and bearings per D.S. 2-02.2.1.5 3. Include details on the plans of all the depressed landscape areas used for retention including size and depth. 4. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. 5. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01. Please address. 19. Wrightstown Road Gymnastics Academy, Instructional School Site plan TRANSMITTAL DATE: May 22, 2006 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This project was reviewed for compliance with requirements of the Land Use Code (LUC), Development Standard (DS), American National Standard Institute (ANSI), and International Building Code 2003 (IBC). Specifically, site plan content was reviewed for compliance with DS 2-02. This project was reviewed as an instructional school. 2. Per DS 2-02.2.1.4, list recorded subdivisions with docket/page on/next to location map. 3. Per DS 2-02.2.1.5, call out clear lot dimensions and bearings. 4. Per DS 2-02.2.1.8, with regards to parking A) provide angle of parking spaces B) dimension all aspects of all parking spaces per LUC 3.3.7.2. chart C) provide floor plan of building to ensure parking ratio is correct D) provide parking bumpers along north parking row to prevent vehicles overhanging into landscaping E) note, a potential maneuvering problem for a sanitation vehicle is seen between the dumpster and the parking space to the north/west side of the vehicle. See Engineering notes and be aware further maneuvering demonstration may be needed. 5. PAAL width will be reviewed for the angled parking upon resubmittal to ensure the correct PAAL width is given depending upon the angle of the parking space. Provide directional arrows. 6. Per DS 2-02.2.1.12 and DS 2-08, clarify if the area between the angled parking and the building is entirely concrete - pedestrian/handicapped access connections from the sidewalk to the ramps need to be clearly noted please. Clarify if the area between the striped pedestrian refuge and the handicapped ramp adjacent to the building is flush with the concrete, otherwise, the ramp will have to be moved to ensure handicapped access to the sidewalk surrounding the building. 7. Per DS 2-02.2.1.19, please clarify the location of the future curb along Wrightstown Road. In addition, the Major Streets and Routes Map lists Wrightstown as having a total right of way in the future of 120 feet. The plan submitted indicates an 81' right of way for current and future. Clarify - is this half right of way in reference? Correct if not. 8. Per DS 2-02.2.1.20, show any easements with recordation information on the plan. 9. Per DS 2-02.2.1.21, show any proposed free-standing lighting with specs on the plan. 10. Per DS 2-02.2.2.A.2, clarify the provided lot size, versus the lot size listed in the Floor Area Ratio calculation. Check and revise as necessary. 11. All uses in the C-1 zone are subject to LUC 2.5.3.6.A (drive through limits) and B (outdoor activities). This project, in particular, will be more subject to LUC 2.5.3.6. B. Please place the following note on the site plan in the code review section "This project is subject to LUC 2.5.3.6.B, all land use activities except vehicular use areas shall be conducted entirely within an enclosed building unless specifically provided otherwise." 12.
