Tucson, Arizona 85750 Re: Hampton Street Guest House – New Structure City of Tucson No. T06CM01575 Stantec Project No. 816-30015-01 (082) Plan review for the above referenced project has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back-check time, we request that you please provide revised plans and calculations, clouding any changes, along with a written response to each of the noted items indicating the action taken. SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2003 International Residential Code (IRC). Applicants may reference the 2003 UPC for plumbing. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL: The submitted drawings for the guesthouse have numerous incidences of fonts being below the City of Tucson minimum standards of 10point fonts. Re-plot the tables and lists, structural depictions should not plot below a quarter inch scale, adjustments to the set are required. Ref David Mann. ARCHITECTURAL: There are no comments to address. STRUCTURAL: Keyed details on the plans and the sheet details themselves are miss-labeled on sheet S1. Correction required. The 2 x 10 roof framing fails in providing enough section modulus. Correction required. Provide a Finish Floor. Elevation for the shower drain and the edge lineation of the sloped slab configuration of the shower area. Denote the post cap hardware at the continuous 2 x 10 header beam over sliding glass doors. Provide missing joist span blocking upon the next submittal. Denote method to vent roof or Pima County alternate detail selection.. PLUMBING PLANS: Justify the 1” water size runs within the guesthouse for the CW and HW. Provide the missing shower trap not depicted on the plumbing plan. If there is no kitchen then explain why the gas schedule denotes “ovens”. MECHANICAL PLANS: Show exhaust fan location for the single bathroom in lieu of operable windows [2003 IRC Sec. R303.3]. ELECTRICAL PLANS: The City of Tucson submittal package shall include two (2) – copies of all exterior light fixtures compliant to the Outdoor Lighting Code for the location area within Pima County the addition is to be built. Is there a pull chain light fixture over the table? The applicant is requested to provide an electric load calculation that is compliant with [2003 IRC Sec. E3502]. The service riser is the new 200amp panel ‘A’. The typical electrical load calculation panel is “B” only. Therefore, the load calculation of the riser “A” is a depiction of the actual connected circuit loads in the 200amp riser panel. Provide a feeder load calculation per [2003 IRC Table E3604.3(1)&(2)] for the sub-panel ‘B’ as a separate calculation to derive the breaker size inside the 200 amp panel. The reviewer does not recognize what the applicant is calculating with the “Load Calculations from sheet ME1. Provide the conduit size and wire sizes to feed the sub-panel “B”.
