Zoning has reviewed the building plans but cannot approve them at this time until the plans have been revised and/or the development plan is revised to reflect any changes to the building plans as proposed on the building plans package. 2. All structures within the Scenic Corridor Overlay Zone 400-foot buffer are subject to height restrictions. Commercial buildings cannot be taller than 30 feet and residential buildings cannot be taller than 24 feet, measured from design grade, at all points within the building footprint, to the highest point on a roof. Any wall extending above the roof, such as a parapet wall or a firewall, shall be considered part of the roof for the purposes of measuring height within the SCZ Buffer (400 foot from property line). Building four is to be a multi-use structure with an office on the first floor and the residential dwelling on the second floor. The residential portion of the structure has been designed above the allowed building height. A Board of Adjustment variance will be required for the proposed height. Also per the approved development plan building four was to be no greater than 2,00 square feet. per the building plans the square footage has increased to 2,476. For consistency with the building plans should match the approved development plans. Please contact Patricia Gehlen at 791-5608 ext. 1179 and inquire about the possibility of a revised D.P and the time and submittal requirements for a revised D.P.. Based on her determination please provide a memo from her detailing the outcome and if applicable include any revised drawings. |
