The initial review for the above project has been completed. This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable.

This project has been reviewed for conformance with the 2003 IRC, 2003 IBC, 2003 IECC, 1997 UAC, 2002 NEC (with local modifications) and the 2003 UPC. Any revisions to this plan will require an additional review and approval by Willdan.

GENERAL COMMENTS:
General
A signed special inspection form from the City of Tucson is required at the time that the plans are resubmitted for a back check. Reference the City of Tucson Submittal Policy.

A deferred submittal letter for the pre-fabricated roof dome will need to be forwarded directly to the Building Official and approved prior to the plans being delivered to the City. Reference the City of Tucson Submittal Policy.

Please provide two complete copies of the soils report. Reference IBC Section 106.1.1.

Sheet A-1
All plans shall be legible and a scale no smaller than ¼” = 1’ shall be used for all floor plans, framing plans, and elevations. Details and cross sections shall be a minimum 3/8” = 1’ scale. All text shall be capitalized and no smaller than 1/8”. Reference IRC Section R106.1.1 and the City of Tucson Submittal Requirements.

ARCHITECTURAL COMMENTS:
Sheet A.2
In Room #109, show that the water closet is located in a clear space not less than 30” wide and has a clear space in front not less than 21”. Reference IRC Section R307.2 (figure).

By definition, a room that has a closet (Room #101 and #107) is considered a bedroom and must meet all the requirements of a bedroom, such as light, ventilation, electrical, egress, etc. Reference the City of Tucson Submittal Requirements.

Note glass in hazardous areas shall be safety glass in Bath #2, Room #108. Reference IRC Section R308.4.

Sheet A.3
For thin-coat stucco systems over foam board, note and specify the listing agency’s evaluation report number, system name and manufacturer, and note and specify the vapor barrier. Reference IRC Section 106.1.

Sheet A.4
Show calculation of attic ventilation area. Note location of all vents needed to comply or show compliance with an accepted Non-vented Roof Method Details 1-8, dated 7/18-19/2001 as permitted by Section R104.11, Alternate Methods. Reference IRC Section R806.2.

Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height. Reference IRC Sections R305.1 and R106.1.1.

Sheet S.2
Note and size all roof drains or scuppers on flat roofed areas. Reference IRC Section R903.4.

STRUCTURAL COMMENTS:
General
Please provide complete general structural notes describing all codes, soils bearing values, building materials used, construction notes, required special inspections, submittals to be deferred, etc. Reference IBC Section 106.1.1.

Please indicate all design load criteria on the drawings. This shall include wind speed, exposure category, seismic design values, soil site class, dead loads, live loads and all others applicable to this type of construction and location. Reference IBC Section 106.1.1.

Please indicate on the drawings that all dome design and reinforcing is to be provided by the manufacturer. Reference IBC Section 106.1.1.

Sheet S.1
Please indicate the wall type at all interior ICF walls. Reference IBC Section 106.1.1.

Sheet S.2
Provide complete detailing of all roof connections at both the exterior utility closet pop-out and the rounded pop-out off the great room. Reference IBC Section 106.1.1.

Provide complete detailing of all framing and connections at both domes. Currently, the only information is shown on the architectural sections. Reference IBC Section 106.1.1.

Please clarify Detail 6/S.4 where cut over the kitchen. It appears that this should show the wall parallel to the beam to be used as a drag strut connection. Reference IBC Sections 106.1.1 and 1604.4.

Detail 5/S.4 cut over the kitchen does not appear to be applicable here. It appears that this should have been 4/S.4. Please clarify. Reference IBC Section 106.1.1.

Please provide complete detailing of the roof framing over both entranceways. Reference IBC Section 106.1.1.

Please indicate beam hangers at all beam-to-beam connections. Reference IBC Section 106.1.1.

Please clarify how the roof slope north of the main dome over the great room will be achieved. If there are rippers placed on the side and to the south of the dome, it appears that there should also be rippers to the north of the dome or an offset in the roof framing to account for the step. Reference IBC Section 106.1.1.

Keynote 9 describes the roof sheathing. Please call this out on plan. Reference IBC Section 106.1.1.

Please clarify the framing around the steel tower support. The architectural section suggests there is a roof pop-up here; however, this is not indicated on the roof-framing plan. Reference IBC Section 106.1.1.

Sheet S.3
Please revise detail 6 to include the ICF walls used in this project. Reference IBC Section 106.1.1.

Detail 11: Provide dowels to tie the slab turndown to the masonry stem wall. Reference IBC Section 106.1.1.

Detail 12: Clarify that the masonry stem wall reinforcing is to be doweled and lapped with vertical wall reinforcing. Reference IBC Section 106.1.1.

Detail 13: Provide calculation and design for this detail. Reference IBC Section 1604.4.

Detail 14: Clarify whether the vertical wall reinforcing is to be continuous into the footing or dowels are to be provided to match and lap wall reinforcing. Reference IBC Section 106.1.1.

Sheet S.4
Detail 1:

Provide calculation and design for all elements providing anchorage for the out-of-plane wind/seismic wall forces (i.e., mudsill anchors, clips to joists, sub-diaphragm sheathing/nailing, straps etc). Reference IBC Sections 1604.4 and 1609.1.3, and ASCE Section 7 9.5.2.6.3.2.

Indicate the support for the double blocks to connect to the joists (i.e., toenails, clips, hangers etc) Reference IBC Section 1604.4.

Provide uplift restraint due to wind loading at the right edge of the mansard. Reference IBC Section 1609.1.3.

Please provide all blocking, nailing and/or straps to complete a lateral load path to the wall below. Reference IBC Section 1604.4.

It appears that the roof sheathing is cut at the bottom plate of the mansard. Please provide a shear path across this or show the sheathing as continuous as in Detail 2. Reference IBC Section 1604.4.

Detail 2: See comments for Detail 1.

Detail 3: Please revise ledger connection and provide complete calculations for the ledger design. The wood ledger must either make complete contact with the concrete or be supported by proper means. It is not permissible to span the anchor bolts through the foam. Reference IBC Section 1604.4.

Detail 4: Please indicate the beam hanger per comment number 6/S.2. Reference IBC Sections 1604.4 and 106.1.1.

Detail 6:

Please clarify how the 5” (min.) wide GLB beam seat sits on the 4” wide wall without widening the top of the wall for complete bearing. It is noted from the calculations that this detail supports over 15 kips. If this detail is to remain as is, please provide justification for design. Reference IBC Sections 106.1.1 and 1604.4.

Please provide calculation and design for the in-wall columns below this detail with loads up to 15k and include all applicable lateral/gravity load cases. Reference IBC Section 1604.4.

Detail 7:

Please provide all blocking, nailing and/or straps to complete a lateral load path to the wall below. Reference IBC Section 1604.4.

Please indicate out of plane anchorage connecting the wall to the joists. Reference IBC Sections 1604.4 and 1609.1.3.


Detail 8: Please provide all blocking, nailing and/or straps to complete a lateral load path to the beam. Reference IBC Section 1604.4.

Detail 9: Please clarify how the roof framing bears on these steel members and show all connections tying the steel members into the building for lateral resistance. Provide complete design and calculations. Reference IBC Sections 106.1.1 and 1604.4.

Detail 11: Please indicate the spacing of the plywood stiffeners. Reference IBC Section 106.1.1.

CALCULATIONS
Sheet 1:

Please provide complete derivation of the seismic parameters and describe the method being used as well as what type of system the R-factor has been selected for. Reference IBC Section 1604.4 and ASCE 7, Chapter 9.

Please provide complete derivation of the wind load indicated and describe whether the wind load is for the main wind force resisting system or a component and cladding pressure. Reference IBC Sections 106.1.1, 1609, and 1604.4.

Sheet 2:
Please revise the properties for DF#2 and 24F-V4 glu-lam wood to match current standards. Reference ANSI/AS&PA NDS-2001.

Please verify if the #5 and smaller rebar on this project will be grade 40 or grade 60. Reference IBC Section 106.1.1.

Sheet 7:

Please include calculation to verify that the standard camber for B-23 is sufficient. Reference ANSI/AS&PA NDS-2001 and ASCE 7.

Include the overturning resultant forces due to wind load on the dome at the beams supporting the dome. Reference IBC Section 1609.1.3.

Sheet 9:

Please perform a complete wall design. The included analysis does not account for vertical concentric or eccentric loading or interaction effects. Also check the slenderness of the 4” wall at all conditions to determine whether or not P-delta affects must be taken into account. Reference ACI Chapters 10 and 14.

Sheet 10: Please revise this model to more accurately represent the actual framing conditions and include all load derivations. Also, clarify all input values. Reference IBC Section 1604.4.

Sheet 15: Wood and fiberglass do not have compatible elastic moduli. Please show how the wood frame is able to reduce internal dome plate-stresses. Reference IBC Section 1604.4.

Sheet 16:

Please provide a reference or documentation for the check of punching shear in fiberglass and justify the design. Fiberglass is not a homogeneous material known to exhibit punching shear failures such as concrete. Reference IBC Section 1604.4.

There is a reference to Sheet 3/10, which does not appear to be included in these drawings. Please clarify if this statement is intended for this project. Reference IBC Section 106.1.1.

Sheet 18: Is this calculation relevant to this project? This detail did not appear in the structural drawings. Please clarify. Reference IBC Section 106.11.

Sheet 20:

Please provide design for the footing below the steel tower columns. Reference IBC Section 1604.4.

Please provide design for the typical continuous wall footing. Reference IBC Section 1604.4.

Please provide complete lateral analysis including a key plan describing all horizontal logical diaphragms, transfer diaphragms, drag struts, and collectors. Verify that all diaphragms do not exceed code allowable aspect ratio and are supported on all four sides. Reference IBC Sections 1603.1, 2305.1, and 1604.4 and ASCE Section 7 9.5.2.6.

Provide calculation for diaphragm shears, required nailing, tension chords and indication of what framing members act as the diaphragm chords. Also, include notched diaphragm design and force transfer around openings in the roof diaphragm. Reference IBC Sections 1603.1 and 1604.4, and ASCE Section 7 9.5.2.6.

PLUMBING COMMENTS:
Sheet P.1
Show the size of waste lines, vents, and required clean-outs. Reference the City of Tucson Submittal Requirements. Reference 2003 UPC Section 707.4. Exception is #1.

Drainage piping serving fixtures which have flood level rim located below the elevation of the next upstream manhole cover of the public sewer, shall be protected from back-flow of sewage by a backwater valve. Note and specify on plan the location and type. Reference UPC Section 710. (NOT REQUIRED FOR MODEL PLANS UNLESS ACCOMPANIED WITH A SITE PLAN).

Note that bathtub and shower enclosures shall be finished with ceramic tile, or an approved nonabsorbent surface, to a height of 72” above the drain. Reference IRC Section R307.2 and UPC Sections 412.7 and 412.8.

Please provide the trap and vent at the shower in Room #108. Reference 2003 UPC Section 901.0 without an Isometric. Unable to clarify.

Roof drains for the materials used within a building (reference 2003 UPC Section 1101.3) and secondary roof drains (reference 2003 UPC Section 1101.11.2.1.)

Show locations of smoke detectors. Provide smoke detectors outside sleeping areas and second story of Great Room. Reference IRC Sections R313.1 and R313.1.1.

Please provide cut sheets for all the exterior light fixtures shown or noted. The cut sheets need to provide lumens per fixture and show if the fixture is a full cut-off, which means no light is emitted at or above the horizontal plane. Please provide cut sheets and calculations for all exterior lighting fixtures. Reference the of Tucson Outdoor Lighting Code.

Cross-reference exterior lighting fixtures on the plans with the cut sheets and calculations submitted. Reference the City of Tucson Submittal Requirements.
