This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. Construction drawing guidelines are available from the residential desk of the Development Services Division. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005. FLOOR PLANS: 1. Note on the drawings the existing structure and usage. Include any demolition work. All new work requires sections and details showing materials and connections. 2. Show dimensions and identify the scale. Label all rooms and spaces. Show all ceiling heights. Show window sizes and U-values for new windows. 3. Show that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture). Show a clear space in front of the lavatory not less than 21", IRC figure R307.2. STRUCTURAL PLANS: 1. Provide complete roof section (slope and material) and roof framing plan. Specify lumber grade and species. Show size, spacing and span of all framing members, rafters and beams. A 4" x 16" Douglas Fir #1 beam may not be appropriate for supporting the roof without collar ties. ELEVATIONS: 1. Calculate the attic space ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply. SECTIONS - DETAILS - MISC. NOTES: 1. Provide a building cross-section. More than one may be required to clearly illustrate wall materials including insulation. Include interior wall and duct chase connections. 2. Untreated exterior wood siding, sheathing and wall framing shall have a 6" clearance above the ground, R319.1 (5). 3. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code. 2. Note and specify all piping materials. 3. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi. A water line diameter of 1-1/4" may be required between the meter and tee to the main dwelling. 4. Show a clean out at the kitchen sink area UPC 707.4 w/ State amendment. MECHANICAL PLANS: 1. Show bathroom exhaust fan locations with CFM rating R303.3 and M1506. 2. Show the kitchen exhaust fan minimum 100 CFM rating, M1506. 3. Provide return air register size, M1602. 4. Locate the heat pump over a load bearing support. ELECTRICAL PLANS: 1. Provide a riser diagram showing the sub-panel with ground electrode, E3507.3. 2. Show the panelboard location, the feeder size and grounding method, E3508. 3. An arc-fault circuit interrupter shall protect bedroom outlets including lights and smoke detectors, E3802.11. OUTDOOR LIGHTING CODE 1. Full cut-off fixtures have no emittance above the nadir (no deco openings, semi-opaque panels or exposed lamps). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). 2. Show compliance with City of Tucson Outdoor Lighting Code; the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13, or provide energy calculations per the 2003 IECC w/ local amendments for compliance validations.
