Plan review for the above referenced project has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back-check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating the action taken.

SCOPE OF REVIEW:

The scope of this review covers residential plan review of the Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2003 International Residential Code (IRC) with local amendments. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

ARCHITECTURAL:

Please note that sheets 7, 8 & 9 have been rejected as having illegible floor plan backgrounds. The reviewer cautions the applicant to no longer submit drawings with these types of screens.

There shall be a floor or landing on each side of each exterior door per [2003 IRC Sec. R311.4.3]. Denote size and existence at all three doors onto the entry courtyard..

Denote on the plan the two bathroom windows and all French doors to be tempered safety glazing per [2003 IRC Sec. R308.4 Hazardous locations].

Show the calculation of attic ventilation area required and note the location of all vents needed to comply [2003 IRC Sec. R806.2] or the type of alternate methods selected.

STRUCTURAL:

All slabs and pads, slab depressions, sunken showers, offsets in heights including landings at all doors, shall be shown and their thickness specified. Indicate the slopes for exterior slabs [2003 IRC Sec.R309.3, R311.4.3,]. Not depicted.

For the optional masonry fireplace, detail masonry fireplace further, noting footing size and reinforcing, provide dimensioned and noted sections and firebox plan. State flue size and dimension hearth width and reinforcing per [2003 IRC Sec’s. R1001.12, R1003.1 thru R1003.12].

The stem wall, building wall details and column details are missing horizontal steel depictions and call outs. Provide on sheets 4 & 5.

Provide manufacturer’s calculations, truss profiles and data for pre-fabricated trusses upon the next submittal. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the framing plans. The City of Tucson will allow a deferred truss submittal on a custom home with an approved request letter signed by the building official and delivered to our offices.

PLUMBING PLANS:

The island vent detail is drawn incorrectly at the location of the “long sweep” fitting and the vent riser is missing a clean out.

A dead end of the sewer branch to hall bath requires a cleanout per [2003 UPC Sec.P3005.2.1 thru P3005.2.11].

MECHANICAL PLANS:

The ceiling diffuser is missing from the bathroom.

Show exhaust fan locations for bathrooms, water closet compartments and laundry rooms in lieu of operable windows [2003 IRC Sec. R303.3]. The washer stack unit is within a ‘room’.

The plan depicts no methods to construct the raised plumen return in the furnace room for the return air. Provide upon the next submittal.

ELECTRICAL PLANS:

The presented Outdoor Lighting compliance fixtures and calculations depict several miss conceptions about the code. Please read and comply with the following;
The area of land is 0.12 of an acre. Therefore the allowable limits on lighting have been over estimated. Total allowable lumens for this site is 6,845. The amount of unshielded component for this property is 1,440.
When a new residence such as this project is added, the entire site must be brought into lighting code compliance. Therefore a plan depicting all site light usage must be submitted.
Provide fixture cuts sheets for the depicted lighting on the plans.

Provide the appliance disconnect for the compressor upon the plan background.

Provide on plan depiction that all outlets serving kitchen counter tops shall be GFCI protected per [2003 IRC Sec. E3802.6].

MODEL ENERGY CODE:

There are no comments to address.
