RESUBMITTAL REQUIRED: Site Plan and Drainage Report.

The Site Plan (SP) and Drainage Report (DR) cannot be approved as submitted. Please include a response letter to the comments along with the corrected copies of the SP with your next submittal.

Site Plan:
1. Sheet C1 is not drawn to engineering scale. Please correct.
2. Please provide the basis of bearings for the lot and the vertical datum used for elevations. Please ensure the vertical datum matches that used in the DR.
3. Please show on either the Title Sheet (T1) or the Site Plan Sheet (C1) the location of the easement (if existing) of ingress/egress from N. Flowing Wells Rd. to the improvement area of the lot. Please include the location and widths of driveways and parking area access lanes (PAALs).
4. Please clearly identify the vehicular, bicycle, pedestrian, and handicapped circulation on the SP per D.S. 2-02.2.1.12.
5. Please clarify the 5-foot access aisle shown on Detail 4 (Class 2 Bicycle) on Sheet C2. What is its purpose and where is it located on the SP?
6. Please show ramps for handicap access where necessary and provide a detail for them.
7. The DR states the subject property is subject to flooding emanating from the Krueger Wash. Although the proposed improvements do not lie within a mapped floodplain, it is suggested in the DR that the new structures may be adversely impacted from flooding. Please show the limits of the 100-year floodplain and water surface elevations on the SP. If the proposed structures fall within the floodplain limits, an Elevation Certificate will be required for each structure within the floodplain limits to verify the lowest finished floor is elevated a minimum of 1 foot above the water surface elevation, and to ensure that flood damage to the new structures will be minimized.
8. Please show the finished floor elevation for the proposed addition on the south of the existing building.
9. Please provide the dimensions from a fixed point (i.e., the existing building) to the existing utility lines.
10. Please show existing dumpster location. If the existing dumpster has been relocated, please ensure that the new location is in conformance with D.S. 6-01.
11. Please provide a detail for all vertical sidewalk curbs.

Drainage Report:
1. The DR states that the proposed improvements will not result in a measurable increase in discharge, which is valid. However, because the property is located in a mapped critical basin, a 15% reduction in existing discharge and the increased post-development discharge is required. Since the existing conditions of the site do not include a detention/retention basin, aggressive water harvesting will satisfy this requirement instead. Please include a plan, with supporting calculations, for water harvesting or provide detention basins to satisfy this requirement.
2. There is no mention of the type of soils in the hydrologic analysis. Please include a discussion on the soils and how that may affect the hydrologic characteristics.
