This review is for the placement of covered parking over ten (10) existing parking spaces in the front yard of an existing apartment complex. This ten (10) unit apartment complex is in the R-2 zone (LUC Section 2.3.5.2.A.2). The Development Designator is "K" and the zoning review section of Development Services approved the site plan for the apartments on October 19, 2004 (T03CM04567). The proposed covered parking are classified as detached accessory structures. "Detached accessory structures are not allowed in the buildable area extending the full width of the lot between the principal structure and the front street lot line" (LUC Section 3.2.5.3.C). A Board of Adjustment variance shall be required to acquire approval for this proposed plan from the zoning review section of Development Services. |
