Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.


SITE PLAN: (NOT REQUIRED FOR MODEL PLANS)

1. Show the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1.
2. Indicate the location of gas, water, electric and sewer or septic line on the property, from property line to building. Provide the location of utility meters.


FLOOR PLANS:

1. Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.

STRUCTURAL PLANS:

1. Note #3 in frame construction of structural notes states 2x6 frame @ exterior sheer or bearing walls. Details only indicate 2x4 framing.

ELEVATIONS:

1. Note and specify all roof slopes appropriate with selected material. (minimum allowable roof slope is ¼" per foot, R905.11.1)
2. Specify backing/ vapor barrier, R703.2

SECTIONS - DETAILS - MISC. NOTES:

1. On standard detail sheets, cross out all details that do not apply or are not being used.
2. Ceiling gypsum board shall be either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.


PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code.
2. Note and specify all piping materials.
3. Provide the length of gas line (total developed length) from meter to the most remote appliance on the system and size the supply pipe for the connected demand, UPC 1217.2.
4. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4.
5. Provide the maximum developed length of water line and diameter using 2003 UPC Table 6-5
6. Show plumbing vents (VTR) within acceptable distances from traps (maximum 6' for water closets), UPC Table 10-1.
7. Indicate properly input range of new furnace. Plan currently has 2 different references

MECHANICAL PLANS:

1. Mechanical schedule references 75,000 B.T.U. furnace although fuel calculations used 40,000 number.
2. Provide return air duct and register sizes, M1602.
3. Show dryer vent size. There are currently two sizes listed on plan.

ELECTRICAL PLANS:

1. Note the grounding and bonding method. Metallic gas lines must be bonded and shall not be used as the primary grounding method, E3508. Read your code references.
2. Provide a ground electrode on the riser diagram for the sub-panel, E3507.3.
3. Indicate the location of all disconnect switches for air handling equipment.
4. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6.
5. An arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11.
6. Indicate overload protection for sub-panel E3503.3 & grounding

OUTDOOR LIGHTING CODE

1. Provide cut sheets of selected light fixtures and lamp wattage before installation. Full cut-off fixtures have no emittance above the nadir (not opaque or exposed lamps). Fixtures may be exempt from the total lumen budget if both the full cut-off style and located under overhangs.
