This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. GENERAL: 1. All code references to the International Residential Code shall be changed from 2000 to 2003 with appropriate paragraph references: S1.1 General #1, Masonry #1 and Carpentry #1; A3.1 Emergency Exit Note and Roof Plan scupper note; M1.1 Mechanical Note #7 & 19; and E1.1 General Note #1, 17 through 21. 2. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005. SITE PLAN: 1. Provide a site plan with the location of gas, water, electric and sewer or septic line on the property, from property line to building. Provide the location of utility meters. FOUNDATION PLANS: 1. Show the location of all foundation hold-downs and anchor-bolts for brace wall panels on the Foundation Plan (include Alternate braced panels less than 4' wide), R403.1.6 & R602.10.3 or R602.10.6. 2. Parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R602.10.1.1. Show these braced panels and anchor-bolt locations. FLOOR PLANS: 1. Show the garage floor direction of slope toward the vehicle doorway, R309.3. STRUCTURAL PLANS: 1. Provide a copy of sheet S1.2 without taped-on detail (#16) for approval. 2. Provide a detail of the glue-lam (004) to header (005) connection. Show the header as Douglas Fir #1 or better for supporting the intended loading. SECTIONS - DETAILS - MISC. NOTES: 1. Correct wall material inconsistencies. The Foundation Plan references 13/S1.2 for a masonry wall. The Framing Plan references 16/S1.2 for a framed wall, although 14/S1.2 is referenced at the front entry for a masonry wall. PLUMBING PLANS: 1. The isometric drawing is not consistent with the plan for the upper level tub and lav. Clarify the second level 2" waste "to below" notation; the isometric drawing shows a 3" drain between floors. The isometric drawing shows a 1-½" VTR, but the first level water closet requires min 2" VTR, UPC Table 7-5. 2. Provide the total fixture unit demand using the 2003 UPC Table 6-4. Correct fixture unit entries as required, and include hose bibbs. 3. Provide the maximum developed length of water line and diameter using 2003 UPC Table 6-5 assuming 46 to 60 psi ELECTRICAL PLANS: 1. An arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11. Include circuit 33. 2. Provide a copy of sheet E1.1 without a taped-on Outdoor Lighting Code calculation for approval. OUTDOOR LIGHTING CODE 1. Revise the total property lighting limit for area E3 as 55,000 lumens per acre. The unshielded limit for area E3 is 12,000 lumens per acre. Correct the window area inconsistencies. The plans show 187.5 sq. ft., but the energy calculations show only 121 sq. ft. Also, review the wall area. 2. Show the "R" values of insulation (walls presently not shown), as well as the "U" values of the windows and doors on the plans consistent with the calculated values.
