Corrections required are noted below. All corrections must be made to the original drawings and new complete and revised sets resubmitted along with a written response to each of the items listed below to facilitate a shorter back-check time. The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical review. These disciplines were checked only to the extent allowed by the documents provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. ARCHITECTURAL COMMENTS Provide attic ventilation calculations for all concealed attic spaces; include required and provided net free ventilation area. The high/low venting percentages shall be indicated as well as the total area provided by the low vents. Ref. IRC Section R806. STRUCTURAL COMMENTS Sheet A-300 Clarify location of 5 1/8 x 16 ½ GLB and its vertical column supports, not clearly defined on plan, nor Foundation plan. See IRC Table R301.7. Detail 6/A310 called out at rear garage opening is not correct at this location. Please revise. Clarify section of wood beam below roof truss above masonry if applicable. PLUMBING COMMENTS Provide a drainage pipe isometric showing all drain, waste and vent piping or reflect in the plan view that vents are taken off downstream of the traps. Indicate size of water meter in order to confirm existing meter and building supply piping are of sufficient size. MECHANICAL COMMENTS Indicate the minimum R values of insulation to be used on both the supply and return air ducts in conditioned and non-conditioned spaces. Ref. IRC N1103. R6 is required where as RS is shown. ELECTRICAL COMMENTS Revise circuit identification numbers to reflect all branch circuits installed in dwelling unit bedrooms shall be protected by an arc-fault circuit interrupter(s). Ref. NEC Article 210-12(b), IRC Section E3802.11. This shall include lighting outlets in bedroom and lights and receptacles in adjacent closets. Adjacent closet was not addressed. Show fire rating for access panel to motor per IRC E4109.3 or relocate out of the garage separation wall.
