Box 2689 Tucson, AZ 85702 Project name: 4902 E. 12th Street Permit #: TO6-CM01122 Structure: 1 story wood/masonry frame addition Occupancy: R-3 Occupant load: 1 (new) Construction Type: V-B Area S.F.: 955 SF Project number: 18-6007-01 The first submittal plans for the above referenced project are in the process of Architectural, Structural, Plumbing, Mechanical and Electrical plan review for compliance with the City of Tucson ordinances and applicable codes. Corrections required are noted below. All corrections must be made to the original drawings and new complete and revised sets resubmitted along with a written response to each of the items listed below to facilitate a shorter back-check time. The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical review. These disciplines were checked only to the extent allowed by the documents provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. ARCHITECTURAL COMMENTS Note and specify that shower area walls shall be finished with a non-absorbent surface to a height of six feet above the floor. Ref. IRC Section 307.2. For skylights specify materials and provide note for compliance with IRC R308.6.9. An attic access opening shall be provided to attic areas that exceed 30 s.f. and have a vertical height of 30 inches or greater. The rough-framed opening shall not be less than 22 inches by 30 inches and shall be located in a hallway or other readily accessible location. A 30 inch minimum unobstructed headroom in the attic space shall be provided at some point above the access opening. Ref. IRC Section R807.1. Opening between the garage and residence shall be equipped with solid wood doors not less than 1 3/8 inch thick, or shall be 20-minute fire rated doors and shall be maintained self-closing and self-latching. Amendment to IRC Section R309.1. Indicate self latching requirement on Sheet A-200. Glass in hazardous areas shall be safety glass. Specify on applicable floor plans and elevations. Ref. IRC Section 308.4. Address sliding glass doors, window W4. Provide attic ventilation calculations for all concealed attic spaces; include required and provided net free ventilation area. Also, indicate the type and location of attic ventilation. Provide the following note, if applicable: “Where eave or cornice vents are installed insulation shall not block the free flow of air. A minimum of 1 inch space shall be provided between the insulation and roof sheathing at the location of the vent” (non-vented roof design may be used with a registrant’s seal or meeting the TEP guidelines as agreed by the Greater Tucson Jurisdictions). Ref. IRC Section R806. Note and specify termite protection. Ref. IRC Section R320.1. Note and specify surface drainage. Ref. IRC Section R401.3. Demonstrate dining and kitchen still comply with light/ ventilation requirements due to removal of existing kitchen window. Ref. IRC R303. STRUCTURAL COMMENTS Sheet A-100 Coordinate with Sheet A-300 (Roof framing plan) for location of new GLB beam above Master bedroom and address vertical supports, loads and whether they will be installed on new footings or existing. Show/ specify foundation condition in these bearing points. Clarify where on plans jamb reinforcement at garage door openings is addressed. Sheet A-300 Sections X and Y seem to be reversed on the sheets where provided. Please coordinate and update. Clarify location of 5 1/8 x 16 ½ GLB and its vertical column supports, not clearly defined on plan, nor Foundation plan. Detail 6/A310 called out at rear garage opening is not correct at this location. Please revise. Clarify section of wood beam below roof truss above masonry if applicable. Sheet A-310 Details 1 and 10 including chord reinforcement in masonry wall bond beam as missing. Clarify function of side 2x6 plate to garage lintel indicated on Detail 19. Revise rafters of Overframing to 2x10 @24”o.c. instead of 2x6 per plan information shown incorrectly on Detail 7. PLUMBING COMMENTS Provide a drainage pipe isometric showing all drain, waste and vent piping or reflect in the plan view that vents are taken off downstream of the traps. Note that drainage piping serving fixtures which have floor level rims located below the elevation of the next upstream manhole cover of the public sewer shall be protected from backflow of sewage by a backwater valve. Ref. IRC Section P3008. Clarify what materials/ methods are to be used to comply with plumbing note 12. Address HVAC unit similarly. Ref. IRC M1307.3. Indicate size of water meter and length of piping from meter to most remote fixture in order to confirm existing meter and building supply piping are of sufficient size. MECHANICAL COMMENTS Show that ducts meet the minimum material requirements of IRC Section M1602 and provide sizing of return air as stipulated in IRC M1403.1 (6sq inches/ 1000 btu). Also reflect duct material requirements for ducts in garages per IRC M1601.3.7. Show fan over water closet as shown on Sheet E-100. Revise mechanical note 12 to reflect 2003 IRC. Indicate the minimum R values of insulation to be used on both the supply and return air ducts in conditioned and non-conditioned spaces. Ref. IRC N1103. Denote requirement for duct sealing per IRC N1103.4. ELECTRICAL COMMENTS Revise circuit identification numbers to reflect all branch circuits installed in dwelling unit bedrooms shall be protected by an arc-fault circuit interrupter(s). Ref. NEC Article 210-12(b), IRC Section E3802.11. This shall include lighting outlets in bedroom and lights and receptacles in adjacent closets. Indicate light fixtures in shower to comply with IRC E3903.9. Reflect bonding requirements per IRC E4109.4 for hydro-massage tub. Hydro massage tub cannot be on the 20 amp bath receptacle circuit. Also show access panel to motor per IRC E4109.3. Surface mounted incandescent light fixtures in clothes closets shall maintain 12 inches between the fixture and the nearest point of storage. Ref. IRC Section E3903.11. Delete hall receptacle from bedroom arc fault circuit to avoid mislabeled panel circuit. Provide disconnect for hot water heater per IRC Table E4001.1. Revise disconnect rating at exterior HVAC to reflect 40amp rating and interior to be 20amp. Revise circuit breaker sizing in panel similarly.
