This review is under Development Standards 2-02 for site plans. The zone for this site is C-2 and the use is Construction Services (LUC Section 2.5.4.2.A.8). The Development Designator is "30" and the Perimeter Yard Indicator is DD (LUC Sections 3.2.3.2.B and 3.2.6.4). The expansion for this site is greater than twenty-five percent (25%) and requires full code compliance. 2. Please provide complete dimensions for the existing building and its location depicting all setbacks (DS 2-02.2.1.A.6). Please provide the last approved site plan to confirm the portions of the structure identified as existing. There are no copies of the last approved site plan provided with this submittal. It appears that the last approved use was retail for the House of Pottery. Please revise the "Permitted Use(s)" on the site plan. 3. Please remove the portion of the structure that is not to be covered by this permit. Clearly depict only that which is to be permitted on the site plan. 4. The minimum width of the PAAL is twenty-four feet (24'-0") (DS 3-05.2.1.C.1 and LUC 3.3.7.2). "A back-up spur will be provided at the end of a row of parking if no ingress or egress is provided at the end" (DS 3-05.2.2.D). The minimum depth of the back-up spur is three feet (3'-0") with three foot (3'-0") radii. The minimum distance from the back-up spur to the property line or any obstruction is also three feet (3'-0") (DS 3-05.2.2.D & Fig 2). There must be wheel barriers or a six-inch curb to prevent encroachment onto any unpaved areas adjacent to the vehicle use areas. The revised parking plan presents some compound issues. You have provided two parking spaces on this plan behind the two parking spaces in the garage. This is tandem parking which is not permitted on a commercial site (LUC Section 3.3.7.6). In addition the PAAL area behind these parking spaces is only fourteen feet nine inches (14'-9"), not the required twenty-four feet (24'-0"). Please revise the parking plan for compliance. 5. There is no pedestrian refuge provided between the structure and parking spaces 6 and 7 (DS 3-05.2.2.B.1). 6. Continuous pedestrian circulation must be provided and it must be a handicapped accessible (DS 2-08.3.1). "At least one (1) sidewalk will be provided to a project form each street on which the project has frontage" (DS 2-08.4.1.A). The sidewalk must be a minimum of four (4) feet wide and the pedestrian refuge must be five (5) feet wide (DS 2-08.5.1.A & DS 3-05.2.2.B.1). Please an accessible sidewalk along the north property line to the street. 7. Identify the type of lighting and paving materials for the bicycle parking on the site plan or the detail for the bicycle parking (DS 2-02.2.1.A.9 & DS 2-09.6.2). It appears that the maneuvering and clearance area for the bicycle parking conflicts with the Landscape Plan. Please revise for compliance and consistency. Also you do not need two bicycle parking details. Please remove one or have them completed correctly. 8. One twelve by thirty-five (12' X 35') loading space with a fifteen foot (15') vertical clearance is required for any building with a GFA of one thousand five hundred (1,500) to ten thousand (10,000) square feet. Your purposed structure has a GFA of one thousand eight hundred twenty three (1,823) square feet. One loading space is required (LUC Section 3.4.5.3). Please be aware that a clearly defined maneuvering area is required for a loading space (DS 2-02.2.1.A.14). 9. The expansion number for the purposed building is thirty-seven percent (37%). Please revise your calculation (DS 2-02.2.2.A.2). 10. The FAR for this site as purposed is incorrect. The correct FAR is .19 (FAR / Lot SF = 1,823 / 9,600 = .19). Please revise your calculation (DS 2-02.2.A.3). 11. Please be aware that additional comments may be forthcoming based upon any additional information provided. |

Jefferson Ave. Addition: Storage & Remodel Site Plan T06CM00977 (Second Review) RESUBMITTAL REQUIRED: Site Plan. The Site Plan cannot be approved as submitted. Please provide a response letter to the comments below along with the corrected copies of the Site Plan with your next submittal. Site Plan: 1. As per previous comments, please provide the basis of bearings. In addition, please provide the lot bearings and the basis of elevation. Even though the lot is not changing, this Site Plan will become the "last-approved Site Plan" and this information is required. 2. Details C2, B1, C3 and D4 on Sheet C5.1 are not called out on the Site Plan. Please review and revise as necessary. 3. Please provide existing drainage flow arrows. 4. Please call out the new sidewalk along the right-of-way. Indicate on Site Plan that truncated domes will be used for the curb access ramps at the driveway.
