Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN APPROVED: DRAINAGE REPORT 1. The maximum back distance is 40' for the solid waste vehicle. The back distance indicated on the plan shows the solid waste backing up more than 40'. Be advised that when solid waste vehicle maneuverability does not meet Development Standard 6-01 a Development Standard Modification Request is required. Please contact Patricia Gehlen, Community Design Review Committee (CDRC) Manager for DSMR submittal criteria. Revise the plan or seek assistance with a DSMR. The above comment is from the first review. Unfortunately the correct made on the site plan is not a sufficient correction. The back up distance now exceeds the maximum back up distance. Demonstrate maneuverability for the collection vehicle. Show the 36' inside radius and 50' outside radius per DS 6-01. Figure 1. Be advised the maximum back distance is 40' for the solid waste vehicle. Revise the site plan as necessary. 2. A grading plan is required for the development of this project. Please submit a grading permit application card (the green card) and two set of the grading plans with the third submittal for a formal grading review. DS 11-01 3. A stormwater pollution prevention plan (SWPPP) is required with the grading permit when there is an acre or more of disturbance. Submit a SWPPP with the grading permit application with the third submittal. |

Ajo Way New Child Daycare Center Site Plan TRANSMITTAL DATE: June 30, 2006 COMMENTS: Resubmit or Call me to meet at the counter for review of plan changes. 1. PER LAST /THIS REVIEW: Per DS 2-02.2.1.9, re: bicycle parking. show pedestrian clearance around the bicycle racks to meet code Parked bicycles- need to have a 5' pedestrian clearance around them. It appears pedestrian/ramp access will be blocked by bicycle parking. See DS 2-08. Please modify. 2. PER LAST /THIS REVIEW. Per DS 2-02.2.1.20, show recordation information for the electric easement near the proposed electric transformer. The response is acknowledged that the electric transformer location has not been approved yet, and recordation information will be provided on the site plan once electrical transformer location and associated easement are approved. This comment will remain until it has been addressed. 3. PER LAST /THIS REVIEW: Per DS 2-02.2.1.25, provide specs (width/height, etc.) of the proposed light poles in the parking area. Staff acknowledges the response that lights would be installed later, however, the poles are shown. Please demonstrate on the site plan that the pole will not be interfering with standard 2.5' of vehicle overhang from abutting parking spaces. 4. PER LAST /THIS REVIEW: Provide details for the handicapped parking sign. NOTE: the sign must be seven (7) feet in height - from ground to the bottom of the sign. The response provided needs only one correction, as stated, the BOTTOM of the actual SIGN must be 7 feet from ground. Please revise the height noted on the detail. 5. PER THIS REVIEW: Provide note on detail drawings or on plan that "all handicapped ramps will have truncated domes" as early warning systems rather than the former allowed grooves (see ANSI 705.5. for specifications, to be provided on all ramps where transitioning from pedestrian to vehicle use areas). 6. ADVISEMENT: note, further review comments may be forthcoming, depending upon the responses provided.
