Indicate square footage of all landscaped areas and provide a calculation of the percentage of vegetative coverage on the landscape plan per DS 2-07.2.2.2.g. 2. Dimension the length and width of landscape borders and indicate number of trees per length. DS 2-07.2.2.A.2.f 3. Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.a. Add a calculation of the required number of canopy trees per DS 2-07.2.2.A.2.c 4. Revise the landscape plan to include screening elements in accordance with LUC Table 3.7.2-I. Note the height and type of material/construction, including refuse container screening. A 30-inch screen is required along the street landscape border for Ajo Way, which is a designated Major Street and Route. Revise the landscape plan. Also, per table 3.7.2-I, a five-foot high wall is required for screening of the proposed parking lot from the adjacent multifamily (R-3 zoned) use to the west. Revise site plan and landscape plan to show the wall instead of the chain link fence. Label the height and type of material/construction used, including refuse container screening. 5. Per table 3.7.2-I, a 10-foot wide interior landscape border is required along the west property line (to the west of the proposed building) adjacent to the residential use. Refer to LUC 3.7.2.4 and DS2-06.3.4 for landscape border specifications. 6. Landscape improvements proposed in public right-of-way areas must be approved by the City Engineer or designee and comply with the City Engineer's requirements on construction, irrigation, location, and plant type. Provide verification, in writing, of any approvals obtained. Contact Gary Wittwer, DOT Landscape Architect at (520) 791-5100 for specific requirements. 7. Dimension all landscape planter areas on the Landscape Plan. DS 2-07.2.2.A.2.e 8. All disturbed areas including adjacent right of ways shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7. 9. Refer to DS 2-07.2.2.B and DS 2-06.5.4 for the specific content for Grading Information required on the landscape plan. Grading information on the landscape plan shall include contour lines, spot elevations, percent slope across the site and direction of slope of paved areas, existing grades on adjacent rights-of-way and adjacent sites, slope ratios of detention/retention basin sides, and the methods by which water harvesting/ storm runoff is used to benefit planting areas on the site. Since this proposal is for an initial phase of a multi-phase project site, indicate the extent of grading boundaries for this phase 1. Indicate the natural contours of the undisturbed areas on the landscape plan per DS 2-07.2.2.B.4. Revise landscape plan to include required content and specifications. 10. Note the depths of detention basin on the landscape plan. DS 2-07.2.2.B Basin design is to be in accordance with DS 10-01 Refer to pp. 78 & 79 of the Stormwater Detention/Retention Manual for design criteria regarding basin slopes/depths. Basin slopes may not exceed 2: 1 for protected slopes for depths less than three feet. However structures, such as retaining walls, are acceptable for up to 35% of the basin perimeter. Revise the plans for the basins to comply. Revise the landscape plan to include slope ratios for retention and detention basins. DS 10-01.4, LUC 3.7.4.3 11. The Landscape plan shall include irrigation specification design and layout per DS 2-07.5.4.A & DS 2-07.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation. 12. Plants located within SVT's should consist of ground cover or low-growing vegetation of a species that will not grow higher than (30) inches. However, trees may be planted within SVT's provided that: A) The trunk caliper, at maturity, will not exceed twelve (12) inches in diameter; B) The lowest branch of any tree is at least six (6) feet above the grade of the street, and C) Trees are not planted in a line that could result in a solid wall effect when viewed from an angle. LUC 3.7.2.8 & DS 2-06 13. Revise the label on the landscape plan for the 20' ingress/egress easement (adjacent to the north property line) to specify that this is a City of Tucson right-of-way. |

A vertical barrier (vertical curb, wheel stops or post barricades) must be provided to prevent vehicles from entering the adjacent property. Revise the plan view to show a vertical barrier. DS 3-05.2.3.C.1. 3. Provide cut and fill quantities for the project. If cut and fill quantities equal zero indicate on the site plan. DS 2-02.2.1.A.17. 4. Ajo Way New Child Daycare Center Site Plan TRANSMITTAL DATE: April 17, 2006 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This plan was reviewed in accordance with requirements of the Land Use Code (LUC), Development Standards (DS), American National Standard Institute (ANSI), and International Building Code 2003 (IBC). In particular, this plan was reviewed for content outlined in DS 2-02. 2. This project proposes an outdoor play area at the north side of the site. Under the usual C-1 development criteria, LUC Section 2.5.3.6.B, applies: all activity must be conducted within an enclosed building. Staff has been advised by the Zoning Administrator, Walter Tellez, that daycare is exempt from this section of the code. 3. Per DS 2-02.2.1.2, please provide the legal description of the lot in the title block. 4. Per DS 2-02.2.1.4, on the location map, please provide adjacent township/range/section numbers and call out Holiday Isle Boulevard. 5. Per DS 2-02.2.1.7, staff acknowledges the building will meet zoning setback requirements. For record purposes, please provide a setback distance from the south face of the building to the future curb location of Ajo Way, and a setback distance from the nearest adjacent travel lane to the east face of the building. 6. Per DS 2-02.2.1.8, and 3-05 - dimension back up spurs at the end of the parking rows. Note, it appears the safety of pedestrians will be compromised with the position of sidewalks behind back up spurs. Staff advises to move the sidewalk to a safer location, and ensure vehicular use area will not compromise safe passage. Ensure any sidewalk is physically raised from asphalt (per DS 2-08), and any crosswalks are striped. 7. Per DS 2-02.2.1.9, staff acknowledges the number of bicycle parking spaces and the device used for securing the bicycle spaces meet code. The concerns are: A) show pedestrian clearance around the bicycle racks to meet code; B) visibility of bicycle parking, behind the waste receptacle is not clear for site visitors, nor is it clear for loading/sanitation vehicles to ensure safety. Staff recommends relocating the bicycle parking to the west side of the site. Note: should their visibility still be an issue to site visitors, directional signage will be required to show where the bicycle parking is located - and specs for the signs will be required. 8. Per DS 2-02.2.1.13, if applicable, clarify position and provide specs of any signage. 9. Per DS 2-02.2.1.20, show recordation information for the electric easement near the proposed electric transformer. 10. Per DS 2-02.2.1.25, provide specs (width/height, etc.) of the proposed free-standing lightpoles in the parking area. 11. Per DS 2-02.2.1.27, clarify who's wall is in the city right of way off Holiday Isle Boulevard - it appears associate with this parcel - and where the temporary revocable easement is for this wall to allow it to be there. See City of Tucson Engineering Department at the Public Works Building for more information on TREs. In addition, please clarify the height of the existing fence at the north and east side of the site, including type of fence material. 12. Provide details for the handicapped parking sign to be posted in front of the handicapped parking space. Provide measurements and verbiage to be posted, including the fine of $518.00 for parking in the space illegally.
