The following items reflect original comments, which remain unaddressed and require a written response indicating any action to be taken. In order to facilitate a shorter back-check time, all corrections and revisions shall be made on the original plans and two new COMPLETE sets of prints shall be returned along with all redline prints. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets as well as highlighting all changes with appropriate revision number, revision date, and “cloud bubbles”. Pen or pencil corrections on final prints will not be acceptable. Please return comment drawings with your re-submittal. Sprinklered Alarms SFR (Duplex) N/A VB 1782 No Smoke GENERAL COMMENTS: This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with local amendments. Any revisions to this plan will require an additional review and approval by Willdan. ARCHITECTURAL COMMENTS: Sheets 1, 5 and 8 Please remove the reference(s) to the “Uniform” code(s). The current adopted codes are listed under the General comments in the above paragraph. Reference the City of Tucson adopted codes. Sheet 1 Show on the plans that there will be a minimum side clearance of 30” for the water closet. Reference Figure R307.2 IRC. Annotate on the plans in Unit “B,” in the main bathroom at the tub or shower, that there will be a non-absorbent surface to a height of 72” above the floor. Reference Section R307.2 IRC. Sheet 4 Please provide roof ventilation calculations based on Section R806.2 or on one of the eight methods listed for non vented roof details dated 7/18-19/01 as permitted in Section R104.11 “Alternate Methods” of the 2003 IRC. Sheet 5 Annotate on the plans that the weep screed will be a minimum of 4” above finished grade and a minimum of 2” above paved surfaces. Reference Section R703.6.2.1 IRC. STRUCTURAL COMMENTS: Sheet 3 Please annotate on the plans that the trusses are a deferred submittal and that the weight of the roof top HVAC units will be included in the calculations. Reference Sections R301.1 and R106.1.1 IRC. PLUMBING COMMENTS: Sheet 6 Annotate on the plans that the City of Tucson has adopted the 2003 UPC in lieu of the IRC provisions for plumbing. Reference the City of Tucson adopted codes. Show on the plans the hot and cold supply lines. Reference Section 103.2.3 UPC. Please revise the fixture unit schedule to reflect the fixture unit values located in Tables 6-4 and 7-3 of the UPC or Tables L-1 and L-2 located in Appendix “L” of the UPC. Please include the dishwasher in the calculations. The City of Tucson has adopted the 2003 UPC in lieu of the IRC provisions for plumbing. Reference the City of Tucson adopted codes. Annotate on the plans that the T & P relief valve discharge pipe will terminate no more than 24” nor less than 6” above the ground. Reference Section 608.5 UPC. MECHANICAL COMMENTS: Sheet 7 Show on the plans how the exhaust duct for the required kitchen hood will terminate. The plans show a 1-hour wall between the 2 units. Reference Section R317.3 IRC. Annotate on the plans that the mechanical system will be installed per the requirements of Chapters 12 thru 24. Reference the City of Tucson adopted codes. ELECTRICAL COMMENTS: Sheet 8 Please provide cut sheets for all the exterior light fixtures shown on the plans to ensure compliance with the City of Tucson Outdoor Lighting Code for lumens per acre. The City of Tucson does not require calculations for models, but if the model will be built in Pima county calculations will have to be provided. Please indicate whether the model will be built in Pima County or not. Reference the City of Tucson/Pima County submittal requirements and policies. Show on the plans that an exterior GFCI outlet with a weatherproof cover will be installed at the rear of the home. Reference Sections E3802.3, E3801.7 and E3902.9 IRC. Show on the plans that an outlet receptacle will be installed within 25’ of the rooftop HVAC unit. Reference Section E3801.11 IRC. In the electrical load calculations the 3 appliance circuits should have a value of 1500 VA. This value for the appliance circuits was not included. Please revise. Reference Sections E3502.2, Table E3502.2 and R106.1.1 IRC. Annotate on the plans that the electrical system will be installed per the requirements of Chapters 33 thru 42. Reference the City of Tucson adopted codes. There are 2 different conductor sizes for the rooftop unit. Please correct. Reference Table E3605.1 and R106.1.1 IRC. ENERGY CODE COMMENTS: Sheet 6 Annotate on the plans that heat traps will be installed on the inlet and outlet piping on the water heater except if a re-circulating system is installed. A note indicates that a re-circulating system is optional. Reference Section 504.7 IECC. Sheet 7 Annotate on the plans that any ductwork installed in an unconditioned space will have a minimum of R-5 insulation and any ductwork installed outside the building envelope will have a minimum of R-8 insulation. Reference Section N1103.3 IRC. Please provide energy calculations based on either the “RES”check, Chapter 11 of the 2003 IRC or on one of the prescriptive methods listed in the 2003 IECC.
