COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This plan was reviewed in accordance with requirements of the Land Use Code (LUC), Development Standards (DS), American National Standard Institute (ANSI), and International Building Code 2003 (IBC). In particular, this plan was reviewed for content outlined in DS 2-02.

2. List exact legal description of subject lot near title block please.
NOTE: The legal description of this property shows this property is the result of a lot split and has been split. Please provide a lot split history, with city approvals. Please trace the parent parcel, 106-10-0870, with a history of splits. Once all splits are documented, it will be determined if further lot split approval processes are required. Further review comments may be forthcoming.

3. This property is within 600 feet of the intersection of Prince and Romero Roads, which are both Major Streets and Routes. The future maximum right of way for Prince is 120 feet, and the future maximum right of way for Romero north of Prince is 75 feet. Due to taper width and road widening potential, this site is subject to losing some property to future right of way expansion. Due to this scenario, a future site plan showing code compliance with future road widening criteria, in addition to the current site plan submitted, is required for this project. A Major Streets and Routes covenant may also be called for with this project.

4. Please provide the height of the covered walkway - at lowest and highest points to ensure proper pedestrian clearance - surrounding the perimeter of the building (even if same height as office building).

5. Staff acknowledges the zoning of adjacent sites is I-1, and a 0 setback is permitted at perimeter yards. For records, please provide the setback distance provided from all lot lines to the building (to post of covered walkway/building wall).

6. Per DS 2-02.2.1.8 and 3-05, Staff acknowledges a sufficient amount of parking is provided for this project. Please delineate parking spaces - and differentiate Parking Area Access Lanes from display area -with striping to clarify their locations.

In addition, provide dimensions for handicapped parking spaces and associated access aisle to ANSI standards of Ch. 4. (Staff acknowledges they scale correctly at 8 feet wide for the parking spaces and center access aisle.)

7. Per DS 2-02.2.1.9 and 2-09, With regards to bicycle parking, clarify the number of bicycles contained in the locker, the height of the locker, and the width of the pedestrian access area surrounding the bicycle locker.

8. Per DS 2-02.2.1.12, clarify if the concrete area between the north side of the building and the loading zone is depressed or raised. Note, if it is for pedestrian access, it must be raised from the vehicular use area. Staff noted what also appears like curbing in this concrete area to prevent pedestrian passage to the building. Please clarify any curbing and the pedestrian pathways clarified with notes.

Please call out the width of pedestrian access area under the covered patio. (Staff acknowledges it appears to meet code, information requested for records/inspections.)

9. Per DS 2-02.2.1.12, the display area to the north of the building should be clearly defined with striping, and it should be noted the access route for the sanitation vehicle appears to conflict with the general display area. See engineering comments for maneuverability requirements for sanitation vehicles.

10. Per DS 2-02.2.1.13, and LUC 3.4.5, the loading zone must have delineated striping.

11. Per DS 2-02.2.1.20, list any easements and types, with recordation information.

12. Note 21 indicates free-standing lighting is planned for this project. Please identify locations, and provide specifications (elevation drawings with dimensions).

13. Per DS 2-02.2.2.B, Bluewater Marine is an established business on an adjacent parcel. Due to the fact only a 6 inch curb is provided to separate the subject parcel, also for Bluewater Marine, from the existing established business parcel, it should be clarified if these parcels will be combined to function as one site. If that is the intention, a single plan showing this information should be provided, and full code compliance will be required for the existing Bluewater Marine site. It is recommended that a chainlink fence be provided between these parcels if their combination is not intended, to ensure the sites function independently. Please note, further comments may be forthcoming on this matter.

RESUBMITTAL REQUIRED: Site Plan and Drainage Report.

The Site Plan (SP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:
1. Please include a response letter to the comments along with the corrected copies of the SP.
2. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. Be advised that if the total amount of fill equals or exceeds 50 cubic yards (c.y.), a Grading Permit and Grading Plan will be required. A Stormwater Pollution Prevention Plan (SWPPP) will need to be included with the Grading Plan submittal.
3. Please clarify the meaning of the letters "TC", "TW", etc., listed with the spot elevations in the legend.
4. If necessary, please provide scuppers to the sidewalk on the east side of the building to accommodate the drainage from the roof.
5. Please demonstrate how the drainage is going to enter the water harvesting areas via the depressed vertical inlets using the direction of flow from the drainage flow arrows.
6. The weir outlet concentrates the drainage from the property in one location rather than allowing for the general sheet flow pattern prior to development. Please either demonstrate the concentrated weir opening will not adversely affect off-site property or re-design the outlet to more naturally duplicate natural drainage.

Drainage Report:
1. Please provide the Base Flood Elevation (BFE) and proposed lowest finished floor elevation (FFE) in the Drainage Report. Also, please indicate the vertical datum for the BFE and FFE and, if necessary, the conversion to the vertical datum identified in General Note 23 on the Site Plan.
