The following items reflect original comments, which remain unaddressed and require a written response indicating any action to be taken. In order to facilitate a shorter back-check time, all corrections and revisions shall be made on the original plans and two new COMPLETE sets of prints shall be returned along with all redline prints. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets as well as highlighting all changes with appropriate revision number, revision date, and “cloud bubbles”. Pen or pencil corrections on final prints will not be acceptable. Please return comment drawings with your re-submittal. The following items are acceptable for deferred submittals: N/A GENERAL COMMENTS: This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with local amendments. Any revisions to this plan will require an additional review and approval by Willdan. A completed special inspection form for the post tension slab, epoxy anchors, concrete, and structural masonry will need to be submitted prior to the plans being resubmitted. Reference Section 1704.4 and the City of Tucson submittal requirements. ARCHITECTURAL COMMENTS: On the Cover Sheet, in the code data schedule, annotate on the plans that the current adopted plumbing code for the City of Tucson is the 2003 UPC with local amendments. Reference the City of Tucson adopted codes. Sheet 3 Annotate on the plans the ceiling heights of all the ceilings. Reference the City of Tucson submittal requirements. By definition any room that has a closet is considered a bedroom and shall meet all the requirements of a bedroom such as light, heat, electrical, egress, etc. Reference the City of Tucson policy. Sheets 4 and 5 Please provide on the plans the roof ventilation calculations based on either Section R806.2 or by using 1 of the 8 Methods for Non-Vented Roof Details dated 7/18-19/01 as permitted by Section R104.11 “Alternate Methods” of the 2003 IRC. Reference Section R106.1.1 IRC. Sheet 7, 8, and 9 Show on the plans that the maximum windowsill height will be 44” above the floor. Reference Section R310.1 IRC. Annotate on the plans the roof slope. Reference Section R106.1.1 IRC. Please prove the ICC number for the exterior wall stucco finish. Reference Section R106.1.2 IRC. STRUCTURAL COMMENTS: Sheet 5 Please list the trusses as a deferred submittal on the plans or provided a truss and beam/header layout and structural calculations for the trusses, beams, and headers. Please cross-reference the truss and beam/header layouts contained in the structural calculations with the framing layout shown in the plans. Reference Sections R106.1.1, R301.1, and R301.1.3 IRC. The engineer of record indicates that the structure is to be built using the calculations that he/she has provided. No structural calculations or lateral analysis were submitted with this project. Please submit necessary calculations. Reference Sections R106.1.1, R301.1, and R301.1.3 IRC. Please provide a soils report for the installation of 1010 cubic yards of fill. Also, a post tension slab is noted in the structural general notes. The foundation plan and details indicate a conventional footer/foundation system. Please clarify. Reference Sections R106.1.1 and R301.1.3 IRC. Sheets 7,8 and 9 Show on the plans the elevation changes in the grade and how the footer/foundation will accommodate these changes in grade elevation. Reference Section R106.1.1 IRC. Please update the TPI Standard to the current adopted TPI Standard that is the TPI-2002. Reference Chapter 35 IBC. Please coordinate the structural plans with the architectural plans. The structural plans indicate that a post tension slab has been designed for this structure, yet the architectural plans show a conventional footer/foundation system. Reference Section R106.1.1 IRC. PLUMBING COMMENTS: Sheet 13 Annotate on the plans that the current adopted code is the 2003 UPC with local amendments. The City of Tucson has adopted the 2003 UPC with local amendments in lieu of the 2003 IRC plumbing chapter. Please remove all references to the 2003 IRC. Reference the City of Tucson adopted codes. The code section numbers referenced are from a previous code cycle. Please update the code section numbers to the current adopted code that is the 2003 UPC with local amendments. Please revise the waste and water fixture unit schedule to reflect the fixture unit values located in Tables 6-4 and 7-3 of the UPC or Tables L-1 and L-2 located in Appendix “L” of the 2003 UPC. The dishwasher was omitted in the calculations. Reference the City of Tucson adopted codes. Annotate on the plans the length of each gas piping supplying each gas-burning appliance along with the BTU’s for each appliance. Reference Section 103.2.3 UPC. Please provide details on the gas piping underneath the tile to show that it will conform to the requirements of Section 1211.1.6 of the 2003 UPC. Reference Section 103.2.3 UPC. Please review the locations of the drainage piping. In several areas the drainage piping from the first floor to the second floor penetrates through the floor in the middle of rooms or hallways. Please correct. Reference Section R106.1.1 IRC. MECHANICAL COMMENTS: Sheet 16 Show on the plans that the bathroom exhaust fan ducts will terminate to the outside. Reference Section R303.3 IRC. ELECTRICAL COMMENTS: Sheet 8 Please provide cut sheet(s) for the exterior light fixtures being installed. Also provide cut sheets to show the lumens of the lamp bulbs used. The lumens per acre are based on the fixtures’ maximum wattage per the listing agency. Reference the City of Tucson Outdoor Lighting Code. Show on the plans that there will be a minimum of 30” x 36” clear floor space in front of all disconnects. Reference Section E3305.2 IRC. Please remove the word “receptacle” from the note containing the arc fault requirements. All branch circuits supplying outlets located in bedrooms shall be arc fault protected. Reference Section E3802.11 IRC. Annotate on the plans that the lighting fixtures over showers and tubs shall be listed for use in wet locations. Reference Section E3903.8 IRC. ENERGY CODE COMMENTS: Sheet 15 Annotate on the plans that any duct that is installed in unconditioned space will have a minimum of R-5 insulation and any duct that is installed outside the building envelope will have a minimum of R-8 insulation.
