The Site Plan and Grading Plan cannot be approved as submitted. Please include a response letter to the comments below along with the corrected copies of the Site Plan with your next submittal.

Site Plan:
1. Please provide the sight visibility triangle for the intersection of Balboa and Blacklidge, measuring the 20' stem on Balboa and using the near side measurement of 180' for Blacklidge.
2. Please note that the sidewalk for right-of-way (ROW) sidewalks is a minimum 5'. Please revise the width of the ROW sidewalk on Blacklidge to 5'.
3. With regards to the above comment, please change the dimension of the sidewalk on Detail 2, Sheet 3 to 5'.
4. Please provide the Docket and Page of the Drainage Easement noted as the outlet drain for Basin No. 2.
5. Please call out the areas to be used for water harvesting on the Site Plan, either by Keynote or labeled as such.
6. Please clarify the purpose of the arrow pointing out towards Balboa with the Keynote No. 6, which calls out a 20' fire lane driveway - no exit.

Grading Plan:
1. Please provide the general dimensions of the basins.
2. It appears there is a 6" curb on the eastside of Basin No. 2, blocking the drainage from reaching the basin. Please clarify and/or label as needed.

Drainage Report:
1. Please revise the calculations for the determination of the 5-year threshold retention requirements using the 5-year weighted runoff coefficients rather than the 100-year coefficients.
2. Please revise the volume calculations of the basins to ensure retention of the 5-year volumetric difference between pre- and post-development.

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The lot reconfiguration information provided has not been completed. The lot reconfiguration must be finaled by the City of Tucson. To final the documents, provide a copy of the legal description, the approved "ok to record" plot plan, address certificate, and recording docket and page for each individual lot. Provide a copy of the plot plan for your records, which will be signed off by zoning staff. Bring all of the above documents to the zoning counter here at DSD in order to complete the lot reconfiguration.

Remove from the site plan the old lot lines and indicate the new lot lines for parcels 2 and 3.
