This plan has been reviewed for compliance with development standards 2-02 site content and specifications. Additional review for compliance with development standards, 2-08, 2-09, 3-01, and 3-05 has been made. This plan has also been reviewed for compliance with development criteria as listed in the LUC for development designator "K", multi-family residential. 2. Based on a discussion with David Rivear, Senior Planner, the ADT for Ponderosa Street is greater than 140. Provide documentation supporting your comment of a less then 140 ADT. If documentation is not provided supporting the less then 140 ADT then the setback would be 21' from the nearest edge of travel lane. Provide documentation for the cross section of Ponderosa Street so that zoning can verify nearest edge of travel. Also this dimension should be measured from the northeast corner of Unit 8 as it is the closest to Ponderosa. This comment has not been fully addressed. The street perimeter building setback along Ponderosa Street frontage is to be based on the greater of 21 feet or the height of the structure. The 20' shown on the plan does not meet the minimum setback. The street setback from Ponderosa is shown incorrectly. The setback is measured from the back of curb not the property line as shown on the plan. LUC 3.2.6.5.B 3. Zoning will provide an over the counter review once the above comments have been addressed.
