03/12/2007 | STEVE SHIELDS | ZONING | REVIEW | Denied | CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: Steve Shields Lead Planner PROJECT: T06CM00804 (4th Review) 209 E Limber Lost Drive Site Plan for a Multi-Family development TRANSMITTAL DATE: March 13, 2007 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This plan has been reviewed for compliance with development standards 2-02 site content and specifications. Additional review for compliance with development standards, 2-08, 2-09, 3-01, and 3-05 has been made. This plan has also been reviewed for compliance with development criteria as listed in the LUC for development designator "K", multi-family residential. 2. This comment has not been fully addressed. What type of bicycle rack is proposed. Per D.S. 2-02.2.1.A.9 provide the specific type of rack to be used. On the plan there is a detail call out G2/3 pointing to one area and a keynote 21 pointing to another. Detail G2 sheet 3 calls out "BIKE SECURITY RACKS CO. "BIKE STANCHIONS" - 2 BIKE OR APPROVED EQUAL BELOW GRADE MOUNTING" the required bicycle parking is for 3 spaces. Per D.S. 2-09.2.3 Supplement 9, the type of rack called out on the detail does not meet the required two-point support system. The 10" dimension from the rack to the building is incorrect this dimension should be 30". D.S. 2-09.2.5.1.B. 3. This comment has not been fully addressed. The street perimeter building setback along Ponderosa Street frontage is to be based on the greater of 21 feet or the height of the structure. The 20' shown on the plan does not meet the minimum setback. The street setback from Ponderosa is shown incorrectly. The setback is measured from the back of curb not the property line as shown on the plan. LUC 3.2.6.5.B 4. Clarify how the proposed curb access ramp located at the north end of the north south crosswalk which runs parallel to the entrance off of Limberlost works. The side slopes to not appear to meet the minimum requirements of ICC/ANSI A117.1-2003. 5. Zoning will provide an over the counter review once the above comments have been addressed.
