This plan has been reviewed for compliance with development standards 2-02 site content and specifications. Additional review for compliance with development standards, 2-08, 2-09, 3-01, and 3-05 has been made. This plan has also been reviewed for compliance with development criteria as listed in the LUC for development designator "K", multi-family residential. 2. Detail G2 sheet 3 calls out "BIKE SECURITY RACKS CO. "BIKE STANCHIONS" - 2 BIKE OR APPROVED EQUAL BELOW GRADE MOUNTING" the required bicycle parking is for 3 spaces. Per D.S. 2-09.2.3 Supplement 9, the type of rack called out on the detail does not meet the required two-point support system. The 10" dimension from the rack to the building is incorrect this dimension should be 30". D.S. 2-09.2.5.1.B. 3. Sight visibility triangle must be depicted on the plan. Limberlost is shown on the MS&R plan as a collector street, provide the near side SVT at the intersection of Stone and Limberlost. DS 2-02.2.1.A.10 4. A copy of the approved DSMR must be submitted prior to approval of this site plan. 5. Minimum width of a sidewalk is 4' D.S. 2-08.5.1.A. The sidewalk located on the west end of the north structures is dimensioned at 3.5'. This is also shown on detail C sheet 3. Revise to meet the minimum requirement. 6. The street setback from Limberlost is shown incorrectly. The setback is measured from the back of curb not the face of curb as shown on the plan. LUC 3.2.6.5.B 7. The street setback from Ponderosa is shown incorrectly. The setback is measured from the back of curb not the property line as shown on the plan. LUC 3.2.6.5.B 8. The backup spurs shown at the north and south ends of the parking area require a minimum distance of 3' between the back of spur and any wall, screen, or other obstruction over six inches in height. D.S. 3-05.2.2.D The north spur has a wall and the south spur has the Mail Unit. 9. The handicapped sign, Keynote 24, cannot be located as shown. The sign cannot decrease the width of the sidewalk to less then 4'. D.S. 2-08.5.1.A 10. This plan can only be approved for site compliance for an apartment complex. The site plan cannot receive final approval until the DSMR has been approved. Please provide a copy of the approved DSMR for confirmation if it's approval. 2. Due to the minimal comments generated by the Engineering review DSD Engineering will accept an over the counter review at the next submittal for final approval to the site plan. Please coordinate with the other reviewer to determine their willingness to conduct an over the counter review. Drainage Report The Drainage Report was reviewed for Site Plan review purposes only and may require additional modifications during the Grading Plan stages.
