Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected copies of the SP. 2. A separate grading plan is required since both the site plan and grading plan are submitted and filed under different City of Tucson activity numbers. 3. Please provide property description per D.S. 2-02.2.1.3. 4. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. 5. Show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11. 6. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12. 7. It would be advisable to start a dialog with the Permits and Code section to avoid any conflict with the drainage structures proposed in the R/W. Permits and Codes may not allow the drainage structures in the R/W and this may require a redesign far into the project construction. 19. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable. 20. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice. 21. "A grading permit and Stormwater Pollution Prevention Plans (SWPPP's) will be required for this project. Submit 4 sets of grading and SWPPP's with text, upon completion and submittal of a grading permit application. A grading permit may not be issued prior to site plan approval. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans". Drainage Report: 1. Please include a response letter to the comments along with the corrected copies of the DR. 2. This review was performed for Site plan purposes only. Final review and acceptance will done at the grading plan stage. 3. Per the City of Tucson detention/retention manual, this project is subject to the 5-year threshold requirements. 4. In the runoff volume estimator for proposed conditions for the 5-year event is listed as 5,742 cu.ft., however in table 4 on page 9 the combined volume total is 4,250 cu.ft. Revise as required. 5. In section 4.1.2 it is stated that the volume of the detention basin was figured by using the 2 or 5 year event. In all cases of volume of retention needed and/or any other calculations shall be figured using the 5-year event. 6. Show details of all basins with plan views, sections and dimensions in the DR. 7. Include a map showing all drainage patterns in the DR. 8. Demonstrate all-weather access at both entrances. 9. Include an off-site and on-site map showing the drainage areas and the points of discharge from the property in the DR. 10. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice. 11. Show and dimension all depressed curb openings on the drainage map. 12. Include the percolation test results with the next submittal. Pantano Parkway Multi Family Residential Site Plan Transmittal date:1st Review 4/25/06 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. DS 2-20.2.1.2 It appears there are five separate lot parcels involved in this project. A lot combination of the parcels and lot combination covenant will be required to be completed before approval of the site plan can be completed. Provide recordation information (docket and page) on the site plan. Lot combination forms can be obtained at the zoning front counter at DSD. Provide the legal description of the property after the lot combination has been completed. 2. DS 2-02.2.1.3 Provide the address of the project on the site plan. 3. DS 2-02.2.1.5 Provide the dimensions of the property line along the west and the east property lines. Indicate as 250.00 feet. 4. DS 2-20.2.1.6 Provide dimensioned building elevations and floor plans in order to verify height of structures and number of bedrooms. These are required in order to complete this review. 5. DS 2-02.2.1.7 As per LUC Sec. 3.2.6.4 in a C1 zone with adjacent commercial zoning and a perimeter yard indicator of "CC" the required perimeter yard setback is the height of the structure. As indicated on the plan the height of the structures are fifteen feet thus requiring a perimeter yard setback of fifteen feet from the property lines on the north, south and east. The plans indicate setbacks from ten feet to ten feet eight inches. 6. DS 2-02.2.1.8 Indicate on the site plan the locations of all wheel stops for the parking spaces. Clearly indicate the required 3' radius, 3' clear space behind and the minimum 24' width for the back up spur located at the southern corner of the property. See DS 3-05 Figure 2. 7. DS 2-02.2.1.9 Off-street bicycle parking, including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage. Provide location of bicycle parking spaces on the site plan as well as a detail of the type of bicycle rack proposed. Directional signage will be required if the parking spaces are not visible from the street. 8. DS 2-20.2.1.10 Provide on the site plan the existing and future sight visibility triangles. See engineering comments. 9. DS 2-02.2.1.12 Clearly indicate the required minimum width of four (4) feet for all sidewalks. The truncated domes indicated at the ramps in the right of way and at the west ramp at the crosswalk are not correct. The domes are to be placed at the bottom of the ramp where the ramp meets the vehicular use area. The truncated domes located at the handicap parking spaces and access aisles are incorrect. If the sidewalk is flush with the pavement in this area a two (2) foot wide strip of domes is required along the sidewalk from ramp to ramp. The handicap signage for the handicap parking spaces cannot be located as indicated on the detail provided. It must be located in an area in which it will not be damaged by vehicles. The detail for the handicap sign is not correct. The height and verbiage of the sign are to be as per Park Wise specifications. Contact Park Wise for criteria on handicap parking signage. 10. DS 2-02..2.1 If applicable, provide the location, type, size and height of all proposed and existing signage including billboards. 11. DS2-02.2.1.19 Provide the future right of way location and future curb location as per the MS&R. See engineering comments. 12. DS 2-02.2.1.20 If applicable provide all easements of record on the site plan together with recording docket and page reference. 13. DS 2-02.2.1.25 If applicable, provide existing and proposed lighting layout and detail of the type of lighting. 14. DS 2-02.2.1.3 In the calculations clearly indicate how the lot coverage percentage has been arrived at. 15.
