Bryant Ave. Permit #: TO6-CM00679 Structure: 1 story wood frame addition Occupancy: R-3 Occupant load: 5 (new) Construction Type: V-B Area S.F.: 2620 SF Project number: 18-6005-03 The third submittal plans for the above referenced project are in the process of Architectural, Structural, Plumbing, Mechanical and Electrical plan review for compliance with the City of Tucson ordinances and applicable codes. Corrections required are noted below. All corrections must be made to the original drawings and new complete and revised sets resubmitted along with a written response to each of the items listed below to facilitate a shorter back-check time. The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical review. These disciplines were checked only to the extent allowed by the documents provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. ARCHITECTURAL COMMENTS Architectural portion has been reviewed and approved as noted; STRUCTURAL COMMENTS Sheet 4 Where braced wall panel is less than 4’ in length it shall comply with IRC R602.10.6, i.e. shall be called as alternate braced wall panel and shall be utilized with the required holdowns at each end of braced panel and continuous footing with 1#4 top and bottom. Please recheck and complete Braced wall panel layout on Sheet 5 respectively. Coordinate with Sheet 5 to clarify foundations of non bearing braced wall panels between Bedroom three and Shop, or between Bath and Bedroom four. Specify type of anchorage for shear load path at foundation sill plate. Detail 4x4 posts at Family patio to foundations and address footing reinforcement on plan as well connection between posts and footing, not shown. Sheet 5 Revise plan notes to call Roof Dead and Live Loads in “psf” instead of “#”. Ref. IRC Section R301. Recheck (2) 2x12 header for adequacy of bending as independent check assuming H.F.#2 lumber grade shows underestimated conditions. Appendix A provided at the end on plan sheets does not appear to show how the three 2x6 hip rafters at Sun room are supported by stud wall. Provide note on plans for columns at headers, hip rafters if they apply.
