COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This project was reviewed for full code compliance under the assumption that cumulative building expansions amount over 25% from the last full code compliant site plan approval. The following comments apply, however, should further analysis render a history and expansion clarification under 25%, a revision to the comments will be issued.

2. Per DS 2-02.2.1.2, provide legal description for site. Note that the city mapping systems shows the address 1441 S. Wilmot as one lot, not three as is shown on the plan. If a lot combination has occurred, provide lot combination forms and covenants recorded with the Pima County Recorder's Office. Note, further comments may be forthcoming.

In addition, an alley is shown north of the subject site. Per city maps, this area is not an alley, but a privately owned parcel. Revise alley notation, in addition, aerial photographs show access is provided and use of this adjacent parcel by Ford. Please provide copies of the use and access agreement - and any documentation that the City of Tucson has approved this arrangement. Note, further comments may be forthcoming.

3. Per DS 2-02.2.1.5, provide dimensions/curvature data and bearings for all lot lines.

4. Per DS 2-02.2.1.6, provide all building heights and dimensions.

5. Per DS 2-02.2.1.8, clarify customer/employee parking areas (appears some customer/employee parking near entrances/buildings) and provide dimensions for parking spaces, access PAAL and entries to site. Clarify with arrows any vehicle circulation areas - other than display parking.

Provide parking calculations.

Clarify where handicapped parking is on site, with dimensions, signage and access aisle.

6. Per DS 2-02.2.1.8, clarify bicycle parking area, amount and typical detail drawings.

7. Per DS 2-02.2.1.10, provide sight visibility triangle areas.

8. Per DS 2-02.2.1.12, clarify location of handicapped access ramps, provide typical detail drawings. Note, truncated domes (early warning systems) are required to be installed on all handicapped ramps.

9. Per DS 2-02.2.1.12, clarify pedestrian access to all buildings on site from the street. See DS 2-08.

10. Per DS 2-02.2.1.13, call out any proposed free-standing lighting/signage with specs.

11. Per DS 2-02.2.1.14, call out any loading zones with dimensions, striping, etc. See LUC 3.4.5.3. for details.

12. Per DS 2-02.2.1.19, as Wilmot is a Major Streets and Routes, call out the centerline, future curb location and related dimensions.

13. Per DS 2-02.2.1.20, call out any easements, type, and recording information, if applicable.

14. Per DS 2-02.2.1.28, call out the zoning of adjacent parcels.

15. Per DS 2-02.2.1.32, call out refuse location and access.

16. Per DS 2-02.2.2.A.2, provide the total floor area ratio and lot size in square feet. The floor area ratio calculations should be presented in a cumulative, history listing with dates of expansion.
