SUBMITTAL REQUIRED: DRAINAGE REPORT / STATEMENT

1. This property lies within the boundaries of a "Critical Drainage Basin," which requires a detention basin facility that ensures a 15 %reduction in the existing 2, 10 and 100 year peak discharge from the site. A drainage report/statement by a registered civil engineer licensed with the state of Arizona must be submitted.

2. The length for the sight visibility triangle (SVT) (Keynote 21) for the local to the arterial street are incorrect. Revise appropriately. DS 2-02.2.1.A.10.

3. It is not clear if the indicated SVT for the local to the arterial street is the existing, future or both. Clarify and correct the site plan. DS 2-02.2.1.A.10.

4. It is acknowledged the Environmental Services Department has accepted the current proposal. New projects are required to provide centralized on-site refuse storage, collection and pickup areas. The current proposal does not meet Development Standard 6-01 and will require a Development Standards Modification Request (DSMR). Please contact Patricia Gehlen, Community Design Review Committee (CDRC) Manager for DSMR submittal criteria. DS 2-02.2.1.A.32.

5. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E.

6. To determine direction of drainage throughout the parking lot, provide more finish grades throughout the parking lot. DS 2-02.2.1.A.16.

7. Detail number 6 on sheet S-03 is not clear. The detail shows the property line and building. The cross-section is not indicated on the plan view. Show the cross-section of the detail on the plan view and revise the detail 6 accordingly.

8. Handicap curb access ramps are required to be constructed with truncated domes, per recent a Federal ADA requirement. Show a detail or add a general note to the site plan indicating all public and private handicap curb access ramps will have truncated domes.

9. Provide spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number. DS 2-02.2.1.A.23.

10. The submitted last approved site plan shows an 11' easement. The easement has not been shown on the proposed site plan. Has the easement been abandoned? If this is the case, provide the recordation information for the abandonment. If the easement still exists all easements of record must be graphically shown on the plan with the recording docket and page. Revise accordingly. DS 2-02.2.1.A.20.

11. Label all ROW dimensions. Is the existing ROW built out to the future ROW? Clarify. If the current ROW is also the future ROW, label the dimension accordingly. Revise the paln for the requested information. DS 2-02.2.1.A.19.

12. Dimension from street centerline to the existing sidewalk. Indicate if the sidewalk is the existing and/or future sidewalk. Revise. DS 2-02.2.1.A.21.

COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.


1) This review is for full code compliance. The zoning is C-2 and the Development Designator is "31" which is subject to LUC Sections 3.5.9.5.A and B. The Perimeter Yard Indicator is DD (LUC Sections 2.5.4.2.B.6, 3.2.3.2.B and 3.2.6.4).

2) Please provide the dimensions to the future right-of-way and the future curb location for South Sixth Avenue (DS 2-02.2.1.A.6).

3) Clearly identify and dimension the required setbacks on the site plan (DS 2-02.2.1.A.7). The street side setbacks and the greater of twenty-one feet (21'-0") or the height from the back of future curb along Sixth Avenue and from the travel lane along Michigan Street (LUC Section 3.2.6.5.B).

4) Off street parking is the only applicable parking for any site that is required to meet commercial standards (LUC Section 3.3.4). Please remove the number from the public parking spaces provided by the City of Tucson along Michigan Street. Please dimension the length of the handicapped accessible parking space and identify the parking bumper dimension as typical (DS 2-02.2.1.A.8).

5) Please dimension the length of the bicycle parking area on the site plan. Also add the materials for lighting with the detail or on the site plan (DS 2-02.2.1.A.9).

6) A minimum distance of two feet (2'-0") must be maintained between a parking area access lane (PAAL) and a property line or any wall screen or other obstruction (DS 3-052.2.B.3). The minimum width for a two-way PAAL is twenty-four feet (24'-0") (DS 3-05.2.1.C.1). Please revise the site plan and demonstrate compliance (DS 2-02.2.1.A.11).

7) Please provide the type, size, height and locations of any existing and proposed signage. Also identify any billboard on this site (DS 2-02.2.1.A.13).

8) Provide a fully dimensioned loading space, with demonstrable maneuvering area, on the site plan (DS 2-02.2.1.A.14).

9) The future right-of-way (F/ROW) for South Sixth Avenue at this location is identified as one hundred twenty feet (120'-0") on the Major Streets and Routes (MS&R) plan (LUC Section 2.8.3). This area of Sixth Avenue may not be widened and shall maintain its present configuration. Please contact Gary Oaks in Urban Planning (791-4505) for a letter stating that this portion of Sixth Avenue shall stay at the present width (DS 2-02.2.1.A.19).

10) If applicable, all easements of record must be clearly delineated on the site plan with dimensions and recording information (DS 2-02.2.1.A.20).

11) Please dimension the ROW and curb locations from the street center line of Sixth Avenue and Michigan Street (DS 2-02.2.1.A.21).

12) Please provide the existing and proposed freestanding lighting on the site plan. Also identify the type of lighting and the height of the light poles (DS 2-02.2.1.A).

13) The gross lot area appears to be in conflict with the dimensions on the plan and the print out from the Pima County Assessor's Office. Please revise the plan (DS 2-02.2.2.A.1).

14) Please revise the floor-area-ratio (DS 2-02.2.2.A.2). The total floor area divided by the lot square footage.

15) Please revise the required parking for vehicles and bicycles. The required number of parking spaces is eight (8) for the building configuration submitted. [One space for every 250 SF of GFA plus one for the lot {1800/250 = 7.2 + 1 = 8}] (LUC Section 3.3.4) (DS 2-02.2.2.A4).

16) The minimum number of bicycle parking spaces required is two (2) Class 2 (LUC Sections 3.3.3.5 and 3.3.7.8). Please correctly state the bicycle parking requirements on the site plan (DS 2-02.2.2.A.4).

17) One twelve feet by thirty-five (12' X 35') loading space, with fifteen feet (15') of vertical clearance, is required for this site with the building as presented (LUC Section 3.4.5.3). Please revise the site plan and the Loading Space calculations (DS 2-02.2.2.A.5).

18) Provide a note on the site plan stating that the main gate must be open during business hours.

19) Please identify the length of the handicapped accessible ramp and the slop on the site plan. The depress portion of the sidewalk should not be blacktop. Follow the pattern of detail #12 on the site plan. Detail #11 is incomplete.

20) Please revise the truncated dome location in detail #12. Provide dimensions for both details depicting depth and locations of the detectable warnings (ICC/ANSI A117.1-2003: Sec 406.1, 406.6, 406.12 & Sec 705.5). The truncated domes must be twenty-four inches (24") deep and the full width of the flush surface off the access aisle for the van accessible parking space (ICC/ANSI A117.1-2003: 405.13.1). These truncated domes must be located between six (6") and eight (8") inches from the nearest edge of the curb, where it meets the access aisle (ICC/ANSI A117.1-2003: 405.13.2).


I understand that there was a meeting with David Rivera and others in which it was agreed that a portion of the building could be used as a display area. This designated display area would not be included as part of the GFA for parking calculations if it is not enclosed in any way and must be opened on all sides. The plan submitted does not meet that criterion.
