Red Bird of Paradise (Caesalpinia pulcherrima) is considered a shrub, and Peruvian Verbena (Verbena peruviana) is a ground cover, revise-planting plan as necessary. 2. Landscape plan shall include irrigation specification design and layout per DS 2-06.5.4.A & DS 2-06.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation. 3. Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN 1. The address indicated on the site plan is different than the address indicated on the site plan permit application. Is the address 419 West Ajo Way or 519 West Ajo Way? Clarify the address for the project site. 2. Handicap curb access ramps are required to be constructed with truncated domes, per recent a Federal ADA requirement. Show a detail or add a general note to the site plan indicating all public and private handicap curb access ramps will have truncated domes. 3. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E. 4. To determine direction of drainage throughout the parking lot, provide more finish grades throughout the parking lot. DS 2-02.2.1.A.16. 5. The fill quantities for the project seem to be incorrect. Please check the calculation and provide the correct quantity for cut an d fill. DS 2-02.2.1.A.17. 6. It is acknowledged that dimensions from street centerline have been provided, however some of the dimensions are not labeled. Label appropriately the dimensions to the existing and future curb location. DS 2-02.2.1.A.21. 7. Is there existing sidewalk within the ROW? Keynote 12 depicts sidewalk however it is not clear if the sidewalk is existing or proposed. Is the intent to build the sidewalk in the future sidewalk location? Clarify. 8. The drainage report recommends the finish floor elevation of the proposed structure to be one foot above the elevation at the ROW line of Ajo Way. Provide finish grades along Ajo Way. 9. Indicate the datum used for the topographic contours. DS 2-02.2.1.A.23. 10. Demonstrate vehicle maneuverability fully dimensioned. Dumpster is not accessible. Be aware refuse vehicles require 36' inside radius and 50' outside radius. It is acknowledged the Environmental Services Department accepts the current design solid waste proposal. The proposal will require a Development Standards Modification Request (DSMR). Contact Patricia Gehlen, Community Design Review Committee (CDRC) Manager for DSMR submittal criteria. 11. Detail number 11 on sheet S-03 is not clear. The detail shows an offsite building on the east side of the property and a property line on the west side of the property. West of the water harvesting area is a PAAL. Clarify. 12. Show the dimensions of the water harvesting area. Show the location, size and type of all inflow and outflow structures for the water harvesting area. It is not clear how the stormwater is entering the water harvesting area, vertical curb surrounds the water harvesting area. Indicate the volume and water surface elevation. SMDDFM 2.3.1.6.A.4.a. and e. 13. Keynote number 22 indicates an undisturbed area. The leader for keynote 22 points to the water harvesting area. How can this be an undisturbed area when 6" of dirt will be removed? Clarify and revise the plan. 14. Additional comments could be forthcoming. |

Ajo Way Site Plan TRANSMITTAL: 1st review 3-22-06 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. DS 2-02.2.1.5 The lot dimensions and property lines are shown as if right of way dedication has already occurred. If dedication has occurred provide recording docket and page information on the plan. If dedication has not occurred, indicate lot dimensions and property lines for the entire lot as existing with future right of way, future curb location, etc. indicated as such.. 2. DS 2-02.2.1.6 Provide dimensions for the proposed structure. 3. DS 2-02.2.1.8 The proposed use of this property (Trade Service and Repair - Minor) is incorrect. As per Water Tellez the use classification for an Auto Glass Replacement use is Automotive Service and Repair - Major. The parking calculation are then based on LUC Sec. 3.3.4 for Trade Service and Repair - Major. This requirement then requires 1 parking space per 1000 square feet of lot area. Based on the lot size of 60x129 equaling 7740 sq. ft. eight (8) parking spaces are required. MS&R street and intersection widening does allow for a reduction as per LUC Sec. 2.8.3.7. If the reduction is used clearly indicate in the parking calculation how the reduction is being used. The indicated adjustment factor of 19% does not appear to be correct. See later comment regarding future MS&R intersection widening. The parallel parking space located along the east property line (indicated as #7) will need to be relocated in order to provide maneuverability in and out of the parking space. The handicap parking space can be included in the number of required parking spaces. As indicated in the calculations there are 7 parking spaces provided but there are 8 spaces indicated on the site plan. Please clarify. On detail 2 of page 3 for the handicap signage, The required height is seven (7) feet measured from the grade to the bottom of the Reserved Parking sign. Please revise detail The sign cannot be located within the required 2'6" area in front of the wheel stop relocate to the sidewalk and indicate the minimum required 4' clearance width for the sidewalk. 4. DS 2-02.2.1.9 Bicycle parking is not a requirement when the use is parked as a Trade Service and Repair - Major. If bicycle parking is to be provided inside of the building as indicated on the site plan directional signage will be required as the spaces are not visible from the street. 5. DS 2-02.2.1.10 The future sight visibility triangles will change based on future intersection widening. See later comment. 6. DS 2-02.2.1.12 The existing fence located along the west property line appears to reduce the required sidewalk width to less than the required 4'. Please clarify. Access ramps at crosswalks connecting to sidewalks must be provided. In addition Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area. 7. DS 2-02.2.1.13 If applicable, provide the location, type, size, and height of existing and proposed signage including any billboards. 8. DS 2-02.2.1.19 This property is within 600' of the intersection of Ajo Way and 12th Ave. As per the MS&R map future intersection widening may occur. Clearly indicate the future right of way and curb location as per the requirements for intersection widening for this property. The site plan must indicate how this project will meet all the requirements of the LUC and DS after the intersection widening has taken place. 9. DS 2-02.2.1.20 If applicable, indicate all easements of record and graphically show them on the plan along with recording docket and page reference 10. If applicable, indicate existing and proposed lighting layout and type. 11. DS 2-02.2.1.31 Indicate existing and proposed use. See comment #2. 12. DS 2-02.2.1.32 Clearly indicate maneuverability for the refuse container. See engineering comments. 13. Depending on changes to this plan and responses to the above comments further comments may be forth coming.
