The initial review for the above project has been completed. The following items reflect original comments, which remain unaddressed and require a written response indicating any action to be taken. In order to facilitate a shorter back-check time, all corrections and revisions shall be made on the original plans and two new COMPLETE sets of prints shall be returned along with all redline prints. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets as well as highlighting all changes with appropriate revision number, revision date, and “cloud bubbles”. Pen or pencil corrections on final prints will not be acceptable. Please return comment drawings with your re-submittal. GENERAL COMMENTS:
This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC. Any revisions to this plan will require an additional review and approval by Willdan.

ARCHITECTURAL COMMENTS:

Sheet A 2
The furred wall blocks the window, in the living room. Please correct and revise plans. Reference section R106.1.1. 2003 IRC.

The exterior door for the bedroom requires a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36” in the direction of travel. Reference section R311. 2003 IRC.

Sheet A 3
Note the size of all roof drains or scuppers on flat roofed areas. Reference section R903.4. 2003 IRC.

For thin-coat stucco systems over foam board, note and specify the ICBO evaluation report number and system name and manufacturer. Also, note and specify the vapor barrier.

Sheet A 4
Note and specify all roof slopes appropriate to material. The minimum allowable roof slope is ¼” per foot. Reference section R905 2003 IRC.
Show calculation of attic ventilation area in compliance with R806.2. 2003 IRC Note location of all vents needed to comply or show compliance with an accepted Non-vented Roof Details 1-8 Dated 7/18-19/2001 as permitted by Sec. 104.11 alternate methods. Reference City of Tucson submittal requirements.

Annotate on the plans, in details 1,2,3,4 and 5, that the weep screed will be a minimum of 4” above the earth and a minimum of 2” above paved surfaces. Reference section R703.6.2.1 IRC.

The landing needed at the bedroom door, shall be shown and its thickness specified.

Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used. Reference table R401.4.1 2003 IRC.

A lintel for the television space is not specified. Please provide.

Please provide engineering analysis for all rastra block walls over 10 ft. in height. These walls go past the prescriptive methods of the IRC. Reference sections 301.1 and 301.1.3 2003 IRC.

Specify design criteria on plans and provide values for floor dead load and live load as well as roof dead load and live load. Reference sections 301.1 and 301.1.3 2003 IRC.

PLUMBING COMMENTS:

Sheet P 1
Provide the total fixture unit demand and maximum developed length of the waterline. Reference Table 6-4 2003 UPC and City of Tucson submittal requirements.

Plumbing vents shall be a minimum of 10 feet away from all air intakes. Please coordinate with mechanical plans. Reference section R106.1.1 2003IRC.

Note on plans that shower and tub/shower combinations, that have individual control valves, shall be of the pressure balance or thermostatic mixing valve type. Reference section 420.0 2003 UPC.

The City of Tucson will accept the 2003 Uniform Plumbing Code with its amendments. All plans must reference the 2003 in its entirety. Please comply and revise plans accordingly.



MECHANICAL COMMENTS:

Sheet M 1
Note on plans that Mechanical Plans shall comply with 2003 IRC chapters 12- 23.

ELECTRICAL COMMENTS:

Sheet E 1
Indicate on plans that lights installed over shower or bathtub are approved for use in wet area. Reference section E3903.8. 2003 IRC.

Indicate the location of convenience outlets and light switches for heating and air conditioning equipment. Service outlet must be within 25’ of equipment. Reference sections E3801.11, E3803.4 and M1301. 2003 IRC.

Submit panel schedule showing wire size. Reference section R106.1.1 2003 IRC.

Please provide cut sheets for all the exterior light fixtures shown or noted on the plans. The cut sheets must provide lumens per fixture. The cut sheets need to show if the fixture is a full cut off, which means no light is emitted at or above the horizontal plane. Please provide calculations as well. Reference City of Tucson Outdoor Lighting Code.

A minimum of one 20-ampere branch circuit shall be provided to supply the bathroom receptacle outlet(s). Such circuits shall have no other outlets. Also, the outlet for bathroom is on circuit 9 as the outlet for the bedroom. Reference section 3603.3. 2003 IRC.

ENERGY CODE COMMENTS:

Sheet A 2
Note on the plan the “R” values of insulation, as well as the “U” values of the windows and doors in compliance with the energy calculations provided.

Please submit the required energy code calculations by using the “RES” check program or Chapter 11 of the IRC and also annotate as such on the plans. Reference section R106.1.1 IRC.

Sheet P1
Provide note that water heaters with vertical pipe risers shall have heat trap on both the inlet and outlet of the water heater unless the water heater has an integral heat trap or is part of a circulating system. Reference section 2003 IECC 504.7.
