STRUCTURAL FOUNDATION PLAN COMMENTS:


1. Provide a continuous exterior footing at the enclosed carport and indicate pressure treated plate and anchor bolt requirements. IRC Chapter 4. Anchor bolts for wood sill plates shall be ½-inch diameter with a minimum embedment of 7-inches into the new cast in place concrete footing. All footings shall be clearly dimensioned and depicted to be bearing not less than 12-inches below undisturbed grade. R403.1.6, R403.1.4


STRUCTURAL FRAMING PLAN COMMENTS:

1. Identify and specify structural sheathing for walls, floors and roofs. R503, R604, R803 It is not clear what if any structural sheathing is being installed under the new siding. A weather resistive building paper must be specified to protect the interior of the building. The new end wall must be shown to meet the requirement for braced wall shear panels. The new end wall shall be sheathed with not less than ½ -inch OSB or wood plywood and nailed as required. R602.10.1.1

2. It is not clear what is suppose to be holding up the existing 4x8 over the new window in the enclosed carport. All structural member sizes shall be shown on a dimensioned plan that identifies and depicts the length of member spans, spacings, location and sizes of all rafters, headers, posts and beams. IRC 106.1.1 Sections R602.7, R603.9, R606.9. It appears that an appropriate header beam and jack studs are required to support the end reaction for the existing roof beam which is shown over the new window. Review and clarify design. R502.5

3. Identify that all code required nailing to comply with IRC Table R602.3(1).
