IRC Section R105.3.1

ARCHITECTURAL PLAN COMMENTS

1. Plans shall show the location of all service fixtures, water heater and HVAC equipment. R106.1.1 Where is the HVAC equipment, what capacity is it and what is its energy source?

MODEL ENERGY CODE COMMENTS

1. Indicate on the drawings that the new window U-value shall be not more than 0.75 and its SHGC shall not exceed 0.4. IRC Section N1102.2, N1102.1

STRUCTURAL FOUNDATION PLAN COMMENTS:



1. City of Tucson IBC Amendment Section 1805.2 Depth of Footings – The amendment changed the first sentence to read as follows: “The minimum depth of footings below the undisturbed ground surface shall be 12-inches for 1000 psf allowable foundation pressure and minimum 18-inches for values of Table 1804.2” The proposed footing details are incomplete.

2. Provide a continuous exterior footing at the enclosed carport and indicate pressure treated plate and anchor bolt requirements. IRC Chapter 4. There is probably no existing footing along the open side of the existing carport which is being enclosed for living space. Indicate that a new footing not less than 12-inches wide bearing and bearing not less than 1-foot below grade shall be constructed.


STRUCTURAL FRAMING PLAN COMMENTS:

1. Identify and specify structural sheathing for walls, floors and roofs. R503, R604, R803 It is not clear what if any structural sheathing is being installed under the new siding. A weather resistive building paper must be specified to protect the interior of the building.

2. It is not clear what is suppose to be holding up the existing 4x8 over the new window in the enclosed carport. All structural member sizes shall be shown on a dimensioned plan that identifies and depicts the length of member spans, spacings, location and sizes of all rafters, headers, posts and beams. IRC 106.1.1 Sections R602.7, R603.9, R606.9.

3. Identify that all code required nailing to comply with IRC Table R602.3(1).

PLUMBING PLAN COMMENTS

1. Revise water meter and supply line fixture counts and indicate the size of the water meter and supply line (3/4” WM and 1” supply line required). P2903.6, P2903.7; UPC Table 6-5.

2. Indicate that a 2 inch vent is required for the water closet in accordance with UPC Table 7-5. The proposed single vent through the roof shall be 3” diameter.

3. Coordinate plans so that all bathroom plans are the same. Provide dimensions to shown space allotted for each fixture. IRC R106.1.1.

ELECTRICAL PLAN COMMENTS:

1. Provide a detailed specific grounding electrode system. IRC Section E3508
A note on the drawing calls for new electric service. However, no ampere capacity is indicated. Review and clarify electrical construction.

2. Provide bonding to the interior water piping and above ground portion of gas piping
systems. IRC Section E3509. A note on the drawing calls for new electric service. However, no ampere capacity is indicated. Review and clarify.

3. Receptacles shall be installed so that no point along the floor line in any wall space is more than 6 feet, measured horizontally, from an outlet in that space, including any wall space 2 feet or more in width. IRC Section E3801.2.1. Dimensioned plans drawn to scale make it easy to verify compliance.

4. Provide at least one weatherproof receptacle outlet, not more than 6 feet 6 inches above grade and GFCI protected, at the new front door. IRC Sections E3801.7, E3801.9, E3802.
