8. The planting plan and layout calculations will include the following Information:

· Both the proper and common name of each type of plant material must be listed.
· Locations, size, and name of all existing vegetation to remain in place.
· All disturbed areas including adjacent right of ways shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7. Indicate treatment for landscaped areas.

9. Note: Landscaping is required along retention basin side slopes, bottom and periphery. Plant materials used in basins shall withstand periodic inundation. A minimum of 20 trees per acre must be provided, 33% of tress shall be 24" box or larger. A minimum of 2 shrubs for each tree is required per DS 10.01. Revise landscape plan to include basin(s) treatment as necessary.

10. A 5' continuous screen along street frontages for vehicle use area must be provided per LUC Table 3.7.2-I

11. Landscape plan shall include irrigation specification design and layout per DS 2-06.5.4.A & DS 2-06.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation.

RESUBMITTAL REQUIRED: Site Plan and Drainage Report.

The Site Plan (SP) and Drainage Report (DP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

The site exceeds one acre therefore a Drainage Report will be required prior to final approval of the Site Plan.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. Please label lot dimensions and bearings per D.S. 2-02.2.1.5
3. Place a note that during construction no items will be placed in the sight visibility triangles that will adversely effect motorist's visibility of on coming traffic. per D.S. 2-02.2.1.10.
4. If applicable, show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11.
5. All new sidewalk within city right of way local roads shall be 5 feet wide per City of Tucson Development Standards 3-01-3.3 Pedestrian Circulation Paths. All on-site sidewalks shall be 4 feet wide.
6. As per Federal ADA requirements, all wheel chair ramps shall have the Truncated Domes instead of the standard grooves, which are shown on City of Tucson Standard Detail 207. Aside from the Truncated Domes, the wheel chair ramps shall be constructed in accordance with the Standard Detail 207.
7. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17.
8. Please show dimensioned right-of-way per D.S. 2-02.2.1.19.
9. If applicable, all easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20.
10. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the SP.
11. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21.
12. Please provide spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. The additional spot grades will assist in determining proper drainage of the site and to ensure that there will be no nuisance ponding on-site or to adjacent off-site lots.
13. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. A DSMR may be required due to the alley access for solid waste vehicles. Contact Solid Waste Department @ 791-5543 x1136, John Clark for refuse location final approval and submit a letter from John Clark indicating acceptance of the proposed configuration.
14. A permit or a private improvement agreement may be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
15. Line work is difficult to distinguish; legends and symbols used in the preparation of the site plan shall be in accordance with City of Tucson Drafting Standards. D.S. 2-02.2.1.B
16. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
17. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
18. "A grading permit and Stormwater Pollution Prevention Plans (SWPPP's) will be required for this project. Submit a set of grading and SWPPP's with text, upon completion and submittal of a grading permit application. A grading permit may not be issued prior to site plan approval. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans".
19. Address the maintenance responsibility for all drainage facilities (including detention basins) in the Drainage Report and provide a maintenance checklist.
20. Water harvesting techniques shall be incorporated into the development by conveying rooftop drainage to designated water harvesting areas. Please address how water-harvesting techniques will be incorporated into the development. Refer to the newly adopted City of Tucson Water Harvesting Guidance Manual for design considerations.

Stormwater Pollution Prevention Plan Review

The Stormwater Pollution Prevention Plan does not meet the minimum requirements of the Construction General Permit and the City of Tucson Stormwater Ordinance. Revise the SWPPP in accordance with the following comments.

1. Part IV.C.2.e. Include a general location map (e.g. U.S.G.S. quadrangle, portion of a city or county map) showing 1 mile radius around site
2. Part IV.C.2.e. Include and identify receiving waters in the general location map.
3. Part IV.C.4. Identify on the map or in a narrative, the nearest receiving water(s), including ephemeral and intermittent streams, dry sloughs, arroyos.
4. Part IV.C.3.a. Identify on the map drainage patterns and estimated slopes after grading
5. Part IV.H.1. Revise the routine inspectionto indicate whether the inspection frequency is to be at least once every 7 calendar days OR the inspection frequency is to be at least once every 14 days and also within 24 hours of the end of each storm event of equal to or greater than 0.5 inches.
6. The construction general permit requires substantial recordkeeping to be included in the SWPPP. Revise the
SWPPP to include copies of required inspection reports, a log of construction activity start and stop dates, records of changes to best management practices, and all other required records.
7. Provide a copy of the Notice of Intent for each operator.

2. All lettering and dimensions must be a minimum of 12 point (0.12") for archiving purposes. The dimensions and other lettering on the site plan drawing, and all text in the location map are too small and the clarity is too poor to be legible on microfilm. Revise all text that does not meet this minimum standard.

If a proposed lot does not have public street frontage, access must be provided by means of a private street or an access easement of sufficient size to accommodate motor vehicle and pedestrian access and public services as required for the type of development proposed for the lot. If access is provided by an easement and the easement serves more than two (2) single-family homes, the City may require the easement to be developed as a street or as a parking area access lane (PAAL).
