Street landscape borders are required, a street landscape border, per Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of ten (10) feet, running the full length of the street property line(s) bounding the site except for points of ingress-egress. Interior landscape borders are required along site boundaries of the adjacent residential properties per LUC 3.7.2-I. Site is considered multifamily. 5. A minimum of 20 trees per acre must be provided, 33% of tress shall be 24" box or larger. A minimum of 2 shrubs for each tree is required per DS 10.01. The Site Plan (SP) and Drainage Report (DP) cannot be approved as submitted. Please address the following review comments prior to the next submittal. The site exceeds one acre therefore a Drainage Report will be required prior to final approval of the Site Plan. Site Plan: 1. Please include a response letter to the comments along with the corrected copies of the SP. 2. Please label lot dimensions and bearings per D.S. 2-02.2.1.5 3. Place a note that during construction no items will be placed in the sight visibility triangles that will adversely effect motorist's visibility of on coming traffic. per D.S. 2-02.2.1.10. 4. If applicable, show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11. 5. All new sidewalk within city right of way local roads shall be 5 feet wide per City of Tucson Development Standards 3-01-3.3 Pedestrian Circulation Paths. All on-site sidewalks shall be 4 feet wide. 6. As per Federal ADA requirements, all wheel chair ramps shall have the Truncated Domes instead of the standard grooves, which are shown on City of Tucson Standard Detail 207. Aside from the Truncated Domes, the wheel chair ramps shall be constructed in accordance with the Standard Detail 207. 7. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. 8. Please show dimensioned right-of-way per D.S. 2-02.2.1.19. 9. If applicable, all easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20. 10. Line work is difficult to distinguish; legends and symbols used in the preparation of the site plan shall be in accordance with City of Tucson Drafting Standards. D.S. 2-02.2.1.B 16. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable. 17. Add note: "Depress all landscaped areas 6" maximum for water harvesting". 18. "A grading permit and Stormwater Pollution Prevention Plans (SWPPP's) will be required for this project. Submit a set of grading and SWPPP's with text, upon completion and submittal of a grading permit application. A grading permit may not be issued prior to site plan approval. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans". 19. Include a general location map (e.g. U.S.G.S. quadrangle, portion of a city or county map) showing 1 mile radius around site 2. Part IV.C.2.e. Include and identify receiving waters in the general location map. 3. Part IV.C.4. Identify on the map or in a narrative, the nearest receiving water(s), including ephemeral and intermittent streams, dry sloughs, arroyos. 4. Part IV.C.3.a. Identify on the map drainage patterns and estimated slopes after grading 5. Part IV.H.1. Revise the routine inspectionto indicate whether the inspection frequency is to be at least once every 7 calendar days OR the inspection frequency is to be at least once every 14 days and also within 24 hours of the end of each storm event of equal to or greater than 0.5 inches. 6. The construction general permit requires substantial recordkeeping to be included in the SWPPP. Revise the SWPPP to include copies of required inspection reports, a log of construction activity start and stop dates, records of changes to best management practices, and all other required records. 7. This project is being reviewed as a new multifamily project. Full code compliance is required. DS 2-02 2. All lettering and dimensions must be a minimum of 12 point (0.12") for archiving purposes. The dimensions and other lettering on the site plan drawing, and all text in the location map are too small and the clarity is too poor to be legible on microfilm. Revise all text that does not meet this minimum standard. DS 2-05.2.1.C 3. Revise the scale of the location map to be correct. DS 2-02.2.1.A.4 4. The location of lot lines is difficult to determine. Revise site plan to show all property lines with a bold line and add the location of all property pins using a circle or other standard symbol. DS 2-02.2.1.B 5. A lot combination is required. If a lot reconfiguration or lot combination has been approved for any portion of this project, provide a copy of the approved documents. DS 2-02.2.1.A.2 6. Dimension all rights-of-way for Elm Street, Lee Street, 3rd Avenue, and the adjacent alley (to the west) and add the dimensions from street monument lines to existing curbs. Label the alley, which borders the property on its west side. DS 2-02.2.1.A.19 & .21 7. Dimension all building setbacks to perimeter lot lines and, where applicable, to nearest edge of travel lane along Lee Street, Elm Street and 3rd Avenue. Provide building elevation drawings showing heights of all building walls above design grade at the each side of the buildings. Setbacks cannot be verified until building heights are stated on the plan. DS 2-02.2.1.A.6 &.7 LUC 3.2.6.4 & 3.2.6.5 8. Add the development designator "K" to the Zoning Information table and add the restriction to which the proposed use is subject to. This residential use in the R-2 zone is subject to LUC Sec. 3.5.7.1.F. LUC 2.3.5.2.A.2 9. Dimension the width of the proposed interior access drive. All lots shall be designed with access to a public street. If a proposed lot does not have public street frontage, access must be provided by means of a private street or an access easement of sufficient size to accommodate motor vehicle and pedestrian access and public services as required for the type of development proposed for the lot. If access is provided by an easement and the easement serves more than two (2) single-family homes, the City may require the easement to be developed as a street or as a parking area access lane (PAAL). DS 2-02.2.1.A.11 LUC 3.2.8.3.B 10. If easements exist on the site, please show their location, type, width, and provide recordation information. Provide recordation information for the proposed access easement on the site plan. An easement must be recorded to provide cross access for vehicles and pedestrians. DS 2-02.2.1.A.20 11. Provide all required information and calculations regarding building setbacks, lot sizes, square footage of buildings and vehicle use areas, lot coverage, building height, vehicle and bicycle parking, etc. under the Zoning Information table. Remove comments which read "see approved site plan". If there is a stamped approved site plan for this project, submit a copy of it with the resubmittal. Additional comments may apply upon submittal of stamped approved site plan. DS 2-02.2.2.A DS 2-02.2.1.A.6 12. Vehicles may not back out into the existing public streets. Revise plan to show on-site vehicle maneuvering. LUC 3.2.8.1 DS 3-05.2.2.A 13. Some of the property dimensions are incorrect on the drawing. For example, the west property line reads 750 feet but scales to only about 325 feet. The west boundary of the most southwesterly lot reads 111.50 feet but scales to approximately 162 feet. Check all property line dimensions and revise as necessary to be correct and to scale. DS 2-02.2.1.A.5 14. Add a vehicle parking calculation based on the number of bedrooms proposed for the units. Provide the specific breakdown of the number of bedrooms, the number of parking spaces required and the number of parking spaces provided. DS 2-02.2.2.A.4 LUC 3.3.4 15. Add a bicycle parking calculation based on 8 percent of vehicle parking proposed, 50 percent class 1 and 50 percent class 2. Show the location of class 1 and class 2 bicycle parking on the plan and add a fully dimensioned bike parking detail showing width and length of spaces and additional 5-foot area for maneuvering the bicycles into their parking areas. DS 2-02.2.2.A.4 DS 2-02.2.1.A.9 16. Add the adjacent zoning information to the site plan. DS 2-02.2.1.A.28 17.
