COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.


1. DS 2-02.2.1.10 Irvington Rd. is on the MS&R map as a 120' right of way which has a 9' future sidewalk area. The sidewalk area indicated on the plans is 11' therefore the future curb is located 2' behind the existing curb. Please indicate existing and future curb location and existing and future sight visibility triangles.

By changing the dimension does not indicate the correct location of the existing and future curb location. The sight visibility triangle will be located further into the property. See engineering comments.

2. DS2-02.2.1.12 As per DS 3-05.2.2.B.1A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a PAAL. As per DS 2-08.4.1.B A A sidewalk will be provided adjacent and parallel to any PAAL on the side where buildings are located. (See Figure 1.)

The pedestrian refuge and sidewalk are missing along the east side of the existing building. A DSMR can be applied for or a redesign of this area will be required.

If the DSMR is applied for and approved, provide the case number near the lower right corner of the site plan and in the notes provide the case number, date of approval and any conditions of approval.

Per DS 3-05.2.2.B.2 A minimum distance of one (1) foot must be maintained between the roof overhang of the existing structure and the proposed PAAL. Provide a dimension on the plan clearly indicating compliance.

In conjunction with the above comment, a minimum distance of 2' is required between a PAAL and any wall, screen, fence or other obstruction. See DS 3-05.2.2.B.3. This 2' distance is required along the east property line and the east side of the building.

Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area. Revise or remove detail for handicap ramp (sidewalk and access aisle) on S-03. This detail is not indicated as being used on the site. The truncated domes as indicated in this detail are not to be located at the bottom of the ramps only at the access to the vehicular use areas.

The following comment has not been addressed.
The sidewalk connecting to the handicap ramp along Irvington Rd. does not meet ADA standards for a ramp transitioning to a sidewalk.

5. On detail 2 of page 3 for the handicap signage, The required height is seven (7) feet measured from the grade to the bottom of the Reserved Parking sign. Please revise detail.

6. DS 2-02.2.1.31 Provide the existing use of the property. Provide the subject to section (3.5.13.5) after the proposed use in the zoning information portion of the plan.

7. Depending on changes to this plan and responses to the above comments further comments may be forth coming.

The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: SITE PLAN

1. The detail for truncated domes is not correct. All accessible curb ramps shall have truncated domes installed that shall be twenty-four (24) inches minimum in the direction of travel and extend the full width of the curb ramp or flush surface. The domes shall be located so the edge nearest
the curb line is six (6) inches to eight (8) inches from the curb line. Revise appropriately. ANSI 406.12, ANSI 705

2. The ROW information on the plan is not correct. The plans show a sidewalk area of 11', which is not the correct width for the future sidewalk area. The correct width for the sidewalk area on an MS&R Future ROW of 120' is 9'. The future curb location is two feet to the south from the existing curb location. Revise the site plan to show the correct future sidewalk and curb location. Provide dimensions from the street centerline to the front of the future curb and sidewalk location. Include on the site plan the 60' MS&R Future ½ ROW dimension from centerline. Label all dimensions accordingly.

3. Revise the site plan to show the future site visibility triangle to be in the correct location.

4. The site plan shows the existing ROW dimension at the same width as the future ROW dimension. After reviewing an aerial photo of the ROW it appears the existing ½ ROW is less in width then the future ROW. ROW dimensions must be clear on the site plan. Dimension from centerline to the existing ½ ROW and to the existing curb location. Revise the SVT's appropriately.

5. Provide finish grades around the scupper. Positive drainage must clearly be indicated to the water harvesting area. DS 2-02.2.1.A.16.

6. Are there 4 scuppers located in the sidewalk that provides stormwater to the water harvesting area? There is only one scupper callout with a leader to the sidewalk. However there is a dashed line shown in several areas of the sidewalk. Is this depiction of curb inlets? Scuppers? It must be clear how many scuppers are proposed. What is the width of the scupper? Provide a detail that graphically shows the scupper. Revise all concerns appropriately.

7. Provide spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number. DS 2-02.2.1.A.23.

The above comment is from the first review. The City of Tucson datum has not been provided. Provide the datum, either 1929 NGVD or 1988 NAVD.

8. New projects will provide centralized on-site refuse storage, collection and pickup areas. Dumpster is not accessible. Demonstrate vehicle maneuverability fully dimensioned. Solid waste vehicles require 36' inside radius and 50' outside radius. Indicate a refuse enclosure detail as per D.S. 6-01.4.2.

The above comment is from the first review. It is acknowledged a Development Standard Modification Request (DSMR) was applied for and approved. The DSMR case number must be provided on the site plan, preferably in the lower right hand corner of the plan. If there are any conditions of the DSMR that apply to the site provide the a list of the conditions in a general note.

9. For an ingress/egress from a development to arterial road 25' curb returns are required. Provide 25' curb returns for the ingress/egress to Irvington Road. Revise. TAMG 5.5
