Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN 1. Handicap curb access ramps are required to be constructed with truncated domes, per recent a Federal ADA requirement. Show a detail or add a general note to the site plan indicating all public and private handicap curb access ramps will have truncated domes. 2. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E. 3. Provide finish grades throughout the parking lot. Positive drainage must clearly be indicated to each water harvesting area. DS 2-02.2.1.A.16. 4. How is the drainage from the parking lot entering the water harvesting area when vertical curb is surrounding each water harvesting area? Indicate depressed curbs where appropriate. 5. The fill quantities for the project seem to be incorrect. Please check the calculation and provide the correct quantity for cut and fill. Comment number 3 requests finish grades, to iterate finish grades must be provided to determine cut and fill quantities. DS 2-02.2.1.A.17. 6. Provide spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number. DS 2-02.2.1.A.23. 7. New projects will provide centralized on-site refuse storage, collection and pickup areas. Dumpster is not accessible. Demonstrate vehicle maneuverability fully dimensioned. Solid waste vehicles require 36' inside radius and 50' outside radius. Indicate a refuse enclosure detail as per D.S. 6-01.4.2. 8. Under the grading calculation, the water harvesting shows what appears to be a quantity however cut or fill is not indicated. It appears the quantity is cut. Clarify. In addition revise the quantity to be in cubic yards. 9. For an ingress/egress from a development to arterial road 25' curb returns are required. It is acknowledged that on the west side of the ingress/egress a 25' curb return has been provided, however a 25' curb return must be provided on the west side. Revise. TAMG 5.5 10. Irvington Road Site Plan TRANSMITTAL: 1st review 3-16-06 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. DS 2-02.2.1.6 Provide dimensions for foot print of existing building. 2. DS2-02.2.1.9 Provide directional signage for the bicycle parking spaces. Bicycle parking spaces must be visible from the adjacent street. 3. DS 2-02.2.1.10 Irvington Rd. is on the MS&R map as a 120' right of way which has a 9' future sidewalk area. The sidewalk area indicated on the plans is 11' therefore the future curb is located 2' behind the existing curb. Please indicate existing and future curb location and existing and future sight visibility triangles. 4. DS2-02.2.1.12 As per DS 3-05.2.2.B.1A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a PAAL. As per DS 2-08.4.1.B A A sidewalk will be provided adjacent and parallel to any PAAL on the side where buildings are located. (See Figure 1.) The pedestrian refuge and sidewalk are missing along the east side of the existing building. A DSMR can be applied for or a redesign of this area will be required. Per DS 3-05.2.2.B.2 A minimum distance of one (1) foot must be maintained between the roof overhang of the existing structure and the proposed PAAL. Provide a dimension on the plan clearly indicating compliance. Access ramps at crosswalks connecting to sidewalks must be provided. In addition Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area. The sidewalk connecting to the handicap ramp along Irvington Rd. does not meet ADA standards for a ramp transitioning to a sidewalk. 5. DS 2-02.2.1.13If applicable, provide the location, size, type and height of existing or proposed signage including billboards. On detail 2 of page 3 for the handicap signage, The required height is seven (7) feet measured from the grade to the bottom of the Reserved Parking sign. Please revise detail. 6. DS 2-02.2.1.20 If applicable, provide all easements of record on the plan together with recording docket and page number. 7. DS 2-02.2.1.25 If applicable, provide existing and proposed lighting layout and a detail of any pole lights. 8. DS 2-02.2.1.31 Provide the existing use of the property. Provide the subject to section (3.5.13.5) after the proposed use in the zoning information portion of the plan. 9. Depending on changes to this plan and responses to the above comments further comments may be forth coming.
