The following items reflect original comments, which remain unaddressed and require a written response indicating any action to be taken. In order to facilitate a shorter back-check time, all corrections and revisions shall be made on the original plans and two new COMPLETE sets of prints shall be returned along with all redline prints. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets as well as highlighting all changes with appropriate revision number, revision date, and “cloud bubbles”. Pen or pencil corrections on final prints will not be acceptable. Please return comment drawings with your re-submittal. Sprinklered Alarms R3 N/A VB 453 No Yes GENERAL COMMENTS: This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC. Any revisions to this plan will require an additional review and approval by Willdan. ARCHITECTURAL COMMENTS: Sheet 3 Show on the plans that the maximum windowsill height will be 44” above the floor. Reference Section R310.1 IRC. Sheet 4 Annotate on the plans that the sill plates will be of an approved species and grade of lumber for decay protection. Reference Section R319.1 item #2 IRC. Please provide a complete wall detail showing sections of the footings/foundation and all the components of the wall and roof construction. Reference the City of Tucson submittal requirements. Annotate on the plans the thickness of the roof sheathing, the underlayment protection, flashing, and roof covering. Reference Section R106.1.1 IRC. Annotate on the plans that the ½” x 8” anchor bolts will be have an anchor bolt a minimum of 12” from each end of the plate and not more than 6’ on center, with a minimum of 7” embedment. Reference Section R403.1.6 IRC. Sheet 8 Show on the plans that the weep screed will be a minimum of 4” above the earth and a minimum of 2” above paved surfaces. Reference Section R703.6.2.1 IRC. STRUCTURAL COMMENTS: Sheet 2 Annotate on the plans that all exterior footings shall be placed a minimum of 12” below undisturbed soil. Reference Section R403.1.4 IRC. Sheet 4 Please provide structural calculations to justify that the existing footers will support the new imposed loads. Reference Section R301.1 IRC. Show on the plans the size of the existing footers in details “B” and “C”. Reference Section R106.1.1 IRC. Annotate on the plans the beam/header sizes over the new and existing reconfigured openings. Reference Sections R106.1.1 and R301.1 IRC. Show on the plans the alternate braced wall panels or braced wall panels. Reference Section R106.1.1 IRC. Sheet 5 Please provide structural calculations to justify that the new roof assembly will support the new HVAC unit on the roof. Reference Section R301.1 IRC. PLUMBING COMMENTS: Sheet 7 Please prove a fixture unit schedule based on the water and waste fixture unit values located in Tables 6-4 and 7-3 of the UPC or Tables L-1 and L-2 located in Appendix “L” of the UPC. The City of Tucson has adopted the 2003 UPC in lieu of the IRC provisions for plumbing. Reference the City of Tucson adopted codes. Show on the plans the required cleanout locations. Reference Section 707.0 UPC. Show on the plans that there will be a hot water supply to the left side of the bathtub. The hot water piping has been omitted on the plans. Reference Section 601.3 UPC. Please remove all references to the IRC. The City of Tucson has adopted the 2003 UPC in lieu of the IRC provisions for plumbing. Reference the City of Tucson adopted codes. MECHANICAL COMMENTS: Sheet 6 Show on the plans the method of terminating the bathroom exhaust duct. Reference Section R303.3 IRC. Show on the plans how the mechanical fresh air will be brought into the building. Reference Section G2407.1 IRC. Annotate on the plans that any ductwork installed in an unconditioned space will have a minimum of R-5 insulation and any ductwork installed outside the building envelope will have a minimum of R-8. Reference Section N1103.3 IRC. ELECTRICAL COMMENTS: Sheet 5 Please provide cut sheets and calculations for all the exterior lighting fixtures to ensure compliance with the City of Tucson/Pima County Outdoor Lighting Code. Reference Section R106.1.1 IRC. Annotate on the plans that all branch circuits supplying outlets to bedrooms will have arc fault protection. Reference Section E3802.11 IRC. Show on the plans that smoke detectors will be installed inside and outside each existing bedroom. The existing bedrooms also must comply with the requirements for installing smoke detectors in new construction. Reference Section R313.1.1 IRC. Please label the panel directory indicating the new circuits. Reference Section R3606.2 IRC. Annotate on the plans that the light in the closet will be installed to the requirements of section E3903.11 of the 2003 IRC. Reference Section R106.1.1 IRC. ENERGY CODE COMMENTS: Sheets 3 and 4 Annotate on the plans the type of wall and ceiling insulation to be installed. Reference Section R106.1.1 IRC. Sheet 7 There is hot water piping shown to be supplying the water closet. Please provide an analysis for the annual energy usage for the total structure to indicate that this design meets the standard design criteria if the energy consumption is not greater than a similar building.
