The initial review for the above project has been completed. The following items reflect original comments, which remain unaddressed and require a written response indicating any action to be taken. In order to facilitate a shorter back-check time, all corrections and revisions shall be made on the original plans and two new COMPLETE sets of prints shall be returned along with all redline prints. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets as well as highlighting all changes with appropriate revision number, revision date, and “cloud bubbles”. Pen or pencil corrections on final prints will not be acceptable. Please return comment drawings with your re-submittal. GENERAL COMMENTS:
This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC. Any revisions to this plan will require an additional review and approval by Willdan.

ARCHITECTURAL COMMENTS:

Sheet A2.1
Annotate on the plans that window-3, in the window schedule, will have tempered glass since the bottom edge of the glazing is less than 60” above the drain. Reference section R308.4 item #5 IRC.

Hex symbol #2 indicates exterior walls on the floor plan. Hex detail #2 shows a cross section showing 2” x 4” construction of the exterior wall, yet the details on sheet S1.2 showing exterior walls indicate 2” x 6” construction of exterior walls. Please clarify. Reference section R106.1.1 IRC.

Detail 6/S1.1, located in Section “A,” indicates 2” x 4” construction of the exterior walls. But, on sheet S1.1, detail 6 indicates 2” x 6” construction of the exterior walls. Please clarify. Reference section R106.1.1 IRC.

Sheet S1.2
Details #5, #6, and #8 show R-19 insulation being installed, yet detail #2 indicates R-13. Please clarify. Reference section R106.1.1 IRC.

In the brace wall description 3/8” plywood is indicated to be used, yet all other details show 1” foam with stucco. Indicate how the difference between the two types of sheathing will be accomplished. Reference section R106.1.1 IRC.

PLUMBING COMMENTS:

Sheet P1.1
Annotate on the plans that the plumbing installation will conform to the 2003 UPC. Reference the City of Tucson adopted codes.

In note #8 the minimum distance that the T & P relief valve discharge pipe will terminate is 6”. Please revise. Reference section 608.5 UPC.

Please revise the water and waste fixture units based on either Tables 6-3 or 7-4 of the UPC or Tables L1 and L2 of the UPC. The fixture unit schedule provided reflects the units based on the IRC. The City of Tucson has adopted only the 2003 UPC. Reference the City of Tucson adopted codes and section 103.2.3 UPC.

Sheet P1.2
Show on the plans that a 2-way cleanout will be installed where the new 3” drainage pipe connects to the existing 3” drainage pipe. Reference section 707.4 item #4.

Show on the plans that a cleanout will be installed at the end of the 3” drainage piping at the water closet in the guest bathroom. Reference section 707.6 UPC

Show on the plans that, where two horizontal drainage pipes connect, it will be with the use of a 45 degree wye or other approved fittings. The tub drainage pipe, in bathroom #1, is connecting to the existing 3” drainage pipe. Please revise. Reference section 706.3 UPC.

The gas line is shown to be installed under the building structure. No gas line piping is permitted to be installed underneath the building unless the installation follows the requirements of section 1211.6. Reference sections 103.2.3 and 1211.6 of the UPC and NFPA 54:6.1.6.

Please review the piping connection in the master bathroom. It shows that a water closet is installed using a 2” drainage pipe which does not connect to the 3” drainage pipe. See redlined area on plans. Reference sections 103.2.3 and 703.2 UPC.

MECHANICAL COMMENTS:

Sheet M1.1
Annotate on the plans that the mechanical installation will conform to Chapters 12 thru 24. Reference section R106.1.1 IRC.

Show on the plans the combustion air requirements for the gas burning appliances. Reference section G2407.1 IRC.



ELECTRICAL COMMENTS:

Sheet E1.1
Please remove the outlet located in the bathtub space. Reference section E3902.10 IRC.

Show on the plans that an outlet will be installed within 36” of the sink basin in the master bedroom. Reference section E3801.6 IRC.

Show on the plans that a smoke detector will be installed outside the immediate vicinity of the master bedroom. Reference section R313.1 IRC.

Please revise note #8 to read that all branch circuits supplying outlets in bedrooms will have arc fault protection. Reference section E3802.11 IRC.

Show on the plans that a light will be installed in the mechanical room. Reference section E3803.4 IRC.

Show on the plans the conductor sizes for the installation of Panel “B”. Reference Table E3604.3(1) IRC.

A 50-amp breaker is shown in the panel to be protecting a #12 wire. This exceeds the allowable ampacity of the #12 wire. Please review the requirements of the new 5-ton A/C unit, size overcurrent protection, and wire size according to Tables E3605.1 and E3605.5 IRC.

ENERGY CODE COMMENTS:

Sheet M1.1
Annotate on the plans that any ductwork installed in an unconditioned space will have a minimum of R-5 insulation and that any ductwork installed outside the building envelope will have a minimum of R-8 insulation. Reference section N1103.3 IRC.

Please provide energy calculations based on either the “RES” check, Chapter 11 of the IRC or one of the prescriptive methods listed in the IECC for the addition. Reference section R106.1.1 IRC.
