For the purposes of demonstrating compliance, it needs to be very explicit on the plans whether or not a fixture is or is not full cutoff, and whether it is or is not installed under a canopy or overhang.
2. Submit catalogue cut sheets for all exterior lighting fixtures.
3. On Sheet E2.0, it appears that the circuit designation "A-14, 16" should read "B-14, 16."
4. Sheet R001 Note 42 refers being limited to low pressure sodium. This is in conflict with the Lighting Fixture Schedule on Sheet E0.0.
5. Panel B does not have adequate overcurrent protection. Reference NEC 408.16.

3. Provide information to show how the proposed water heater support is to be connected to the building structure. Reference Section 314.5, UPC 2003.
4. The branch pipe sizing chart shown on sheet P0.01 allows for water velocities greater than 10 feet per second. Limit the water velocity to less than 8 fps for the copper piping. Reference Section A 6.1, UPC 2003; IAPMO IS 3-2000, Section 610.0. Note that the Sloan Royal flush valve flows at approximately 25 gallons per minute during a flush cycle.
5. The 2-way cleanout shown in Detail 5/P0.01 is in violation of Section 707.6, UPC 2003.
6. Provide vent piping of sufficient size to comply with Section 904.1, UPC 2003.
7. If Section 1106.0, UPC 2003 was not used to size the roof drainage system, provide calculations to show how the roof drains and horizontal rainwater pipes were sized. Based on Section 1106.0, the effective area of the main roof is greater than 3009 square feet and should include the effect of side walls draining onto the roof and the contributory area of other roofs that drain onto the subject roof. In addition, if Section 1106.0 was used to size the roof drainage system, the roof drain and overflow are too small and any horizontal roof leaders are also too small. Reference Chapter 11 and Appendix D, UPC 2003.
8. Show the size of the roof drain and overflow fittings, as well as the size and termination of the roof leaders for the canopy roof. Reference Section 103.2.3, UPC 2003.

5. Revise the ventilation calculations to take into account the different occupancy types and occupancy loads in the building. Reference Sections 403.3 and 403.3.2, IMC 2003.
6. Provide information on the sequence of operation for the restroom exhaust to show that recirculation of the air from the restroom will not occur. Reference Section 403.2.1, IMC 2003.
7. Coordinate the termination point of the condensate drains with the plumbing design.

Grading and Building Plan Review

1. The grading plan and building plan cannot be approved until the Development Plan has been approved. Include a copy of the approved Development Plan with the second submittal of the grading plan.
2. Provide a grading plan that provides a clear description of the proposed work. Clearly indicate by symbol and label the locations of pavement, proposed sidewalks and curbs.
3. Clarify the proposed improvements within the adjacent right-of-way. Clearly indicate the locations of the curbs and sidewalks to be installed as a part of this project. The Development Plan indicates that there will be a future curb location. If this location is proposed for this project, make it clear on the plans. If the future curb is to be installed at some later date, remove this from the grading plans.
4. Revise curb ramps to include truncated domes at all required location per the ADAAG.
5. Revise the retaining wall/screen wall detail to clarify that the retaining wall will be within the project property and not within the public right-of-way. Otherwise provide a letter from the Department of Transportation accepting the wall.
6. Clearly show how roof drainage and other concentrated flows will not be directed over sidewalks and pedestrian routes.

Once the development plan has been approved, D06-0006, Zoning will review the building plans over the counter to ensure the building plans match the approved development plan.

To process review of this plan: please apply for a yellow site review card at the permit counter (this will allow the approved development plan to be converted to a site plan and placed in public records) and return to the zoning review counter. Once the development plan has been stamped as a site plan, those copies will need to be stapled in the building plans set. Staff will then review the building plans set to ensure the proposed structure will meet code requirements.
