This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. Provide underground facility tracer wires per DSD Memo, 10/24/2005. SITE PLAN: 1. Indicate the location of gas, water and electric on the property, from property line to building. Provide the location of utility meters. FOUNDATION PLANS: 1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1 if a soils report is not provided. 2. Clarify rebar location with 3" clear from footing bottom, R403.1.3. 3. Specify anchor-bolts with 7" embedment into concrete or masonry. Maximum spacing 6' o/c and within 12" of each sill plate end, R403.1.6. 4. Show the 6" minimum foundation height above finished grade, R404.1.6. FLOOR PLANS: 1. Show compliance with R303.1 providing natural light into existing adjacent rooms (8%) if impacted by new construction. 2. Show compliance with R303.1 providing natural ventilation for adjacent rooms (4%), or approved mechanical ventilation. 3. Show compliance with R310 providing egress from (adjacent rooms) bedrooms to meet the following minimum specifications. Maximum sill height of 44". Minimum net clear opening area of 5.7SF. Minimum net clear opening dimension of 24" height and 20" width. 4. Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2. All glass enclosures shall be tempered, R308.4.5. STRUCTURAL PLANS: 1. Note or detail trimmers, headers and framing anchors (show sizes) at framed door opening for the bearing wall. The header shall be consistent with Table 502.5(1). SECTIONS - DETAILS - MISC. NOTES: 1. All wood-framing members that rest on concrete shall be protected against decay on detail #1, R319.1. 2. Roof shingles may be used on roof slopes of 2:12 or greater R905.2.2. Select a roof system that complies with R905. 3. Provide consistent notation on detail #2 identifying rafters shown on the roof framing plan. 4. Identify ceiling gypsum board shall be either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. 5. The notation for vented frieze boards on detail #2 is not appropriate if ceiling insulation fills the rafter cavity. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code. 2. Note and specify all piping materials. 3. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi. A water line diameter of 1" is usually required for a two-bathroom residence. 4. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute, State Amend. R4-48-104. 5. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. MECHANICAL PLANS: 1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24. 2. Provide return air duct and register sizes, M1602. 3. Show dryer vent size and location M1501. ELECTRICAL PLANS: 1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. 2. Bathroom receptacles shall be on a separate 20 AMP circuit with no other outlets (laundry), E3603.4. 3. Lights installed over shower or bathtub must be approved for use in wet area, E3903.8. 4. Note that at least one 20 AMP branch circuit shall be installed to serve the laundry area and this circuit shall have no other outlets, E3603.3 and 3801.8. 5. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11. INTERNATIONAL ENERGY CONSERVATION CODE: 1. R-30 batt insulation will not provide rated value in a 2" x 8" space. 2. Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13, or provide the energy calculations per the 2003 IECC w/ local amendments may be provided with the less restrictive climate zone 4B, Pima County < 4000 ft, 2100 HDD. http://www.energycodes.gov/rescheck/ web version. 3. Show the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations on the plans.
