1. Plans: Two (2) sets of plans (10 sheets, SP-1 through E-1) with no dates or stamps.

2. Truss Calculations: None provided.

Structural Calculations: None provided

Energy Compliance: Two (2) sets of REScheck Compliance Certificate for Pima County, with no dates or stamps.


These documents were reviewed only for their conformance to the provisions of the 2003 International Building Codes (i.e., State of Arizona and Tucson amended 2003 IRC, 2003 IMC, 2002 NEC and 2003 IPC).

Your complete and clear responses will expedite the re-check and hopefully, approval of this project. Thank you for your assistance.

C. These plan review comments are based on building code items only. If site-related comments are applicable to this project, they will be generated by others (e.g., County Engineering, Public Works, Health, etc.).


ARCHITECTURAL COMMENTS:

Glass in hazardous areas shall be safety glass (master bath). Specify on applicable floor plans and elevations. R308.4.

Note and dimension that the fireplace chimney shall extend at least 2 feet higher than any portion of the roof within 10 ft. Sheet A2. R1001.6.

For thin coat stucco systems over foamboard, note and specify the ICBO Evaluation Report number, system name and manufacturer. Note and specify the vapor barrier used. Sheet A2. R106.

Cross sections shall be cross-referenced to the floor plan and structural plans. Improper sheet reference. R106.

Provide attic ventilation calculations for all concealed attic spaces; include required and provided net free ventilation area. Also, indicate the type and location of attic ventilation. Provide the following note “A minimum of 1 inch space shall be provided between the insulation and roof sheathing at the location of the vent. Sheet S2. R 806.

Note and specify surface drainage. Sheet S1. R401.3.

Add brace wall panel (48”) at front side corner of Great Room. Sheet A1 & S1. R602.10.

Specify design criteria for roof line and dead loads. Sheet S2. R301

MECHANICAL, ELECTRICAL AND PLUMBING COMMENTS:

Specify materials for waste, water and gas pipes. Sheet P1. R106.
