Plan review for the above referenced project has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back-check time, we request that you please provide revised plans and calculations, clouding any changes, along with a written response to each of the noted items indicating the action taken.

SCOPE OF REVIEW:

The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2003 International Residential Code (IRC) except for plumbing, which is to the 1994 Arizona Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL:

The architectural site plan master and the plan backgrounds for the electrical, mechanical and plumbing must all be coordinated and match for the utility locations. Therefore, coordinate and depict all the utility locations of the water, sewer, gas and electric.

ARCHITECTURAL:

For factory built or zero clearance fireplaces detailed at (two) locations, provide cut sheet, make, model number and the approval number of the approved testing agency (i.e. ICBO #) [2003 IRC Sec. R1002, R1003.10 or R1004.2]. All shall comply with UL127.
Provide dimensioned and noted sections, state flue size and dimension hearth width and methods to frame the chimney. On the floor plan denote the required clearances from combustibles per [2003 IRC Sec. R1003.11 - .12].
Provide the dimensions of the required hearth extension per [2003 IRC Sec. R1004.2 or Sec. R1003.9-.10].
Although cut sheets were provided the applicant did not take the opportunity to apply the actual required geometry for the proposed units upon the floor plan and details from the manufacturer’s specifications. Intent of the above comments is unaddressed.

The abbreviated detailing on sheet A10 does not display compliance to dimensioned requirements of the object or materials per the 2003 IRC Sec’s. R1001. & R1003. Address code minimums of the code sections.

STRUCTURAL:

All slabs and pads, slab depressions, sunken showers, offsets in heights including landings at all doors, shall be shown and their thickness specified. Indicate the slopes for exterior slabs [2003 IRC Sec.R309.3, R311.4.3,]. (Not depicted.) Per the listed code section the applicant must display compliance to the minimums. Information should appear on the foundation plan, site plan or both.

PLUMBING:

The plan depiction has the sewer run connecting to the plumbing fixtures outline rather than the fixture’s trap and its location. Several fixtures appear to be ‘VTR’ or have ‘none’ when re-venting appears appropriate. Revise depiction for accuracy and embolden the sewer piping for additional clarity.

The plan depiction does not denote the washer box. Is a clothes washer being provided? Denote the difference between a laundry tray, clothes washer and clothes dryer within the laundry room. Clarification in depiction required. The architectural plan on sheet A03 is nice. However, the comment addressed delineation clarity of the methods for the appliances and fixtures to be serviced by their utility connections.

Denote the code-required locations of CO’s in this design presentation addressing [20003 UPC Sec. 707 Drainage pipe cleanouts]. Bathroom “10” is not compliant.

Provide the route of the new air conditioners condensate lines. Not depicted. The “noted” solution requires a pumped condensate. Provide manufacturer’s listed appliance for said fixture.

Provide a route of the water heater’s T&P line. Not depicted. Provide the appliances listing or instructions to install the point of disposal upon the roof for the T & P route per 2003 UPC 505.4 & 505.5.

MECHANICAL:

Show exhaust fan locations for shower/bathtub compartments, water closet compartments and laundry rooms in lieu of operable windows [2003 IRC Sec. R303.3]. Bathroom “11” is not compliant.

ELECTRICAL:

Compliance to the Outdoor Lighting Code shall reference the City of Tucson’s location, allowable lumens per actual site, cut sheets of all outdoor fixtures and denote the type of illumination for all fixture types. The submitted wall fixture is not a FCO as defined by the Outdoor Lighting Code. New fixture and new calculation required.

Depict the laundry room to comply with [2003 IRC Sec.E3603.3, E3801.5 Specific appliance locations and E3801.8]. Not addressed, 2 items shown for three items denoted.

Designate the location and circuit of all required light fixtures, receptacle outlets, power outlets and switches. Indicate the location of all air conditioning and heating units, air handlers, compressors, source of power and disconnects. Not addressed.

Provide an electrical service riser diagram depicting service grounding and bonding. The conduit runs and wire sizes to the two panels. The applicant is requested to provide an electric load calculation that is compliant with [2003 IRC Sec. E3502]. The service riser is the new 200amp panel ‘A’. The typical electrical load calculation panel is “B” only. Therefore, the load calculation of the riser “A” is a depiction of the actual connected circuit loads in the 200amp riser panel. Provide a feeder load calculation per [2003 IRC Table E3604.3(1)&(2)] for the sub-panel ‘B’ as a separate calculation to derive the breaker size inside the 200 amp panel.

The riser depiction depicts 100amp upstream and 150amp downstream. How is projection of the downstream device provided?
