This letter reflects comments to be addressed. In order to facilitate a shorter back-check time, we request that you please provide revised plans and calculations, clouding any changes, along with a written response to each of the noted items indicating the action taken. SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2003 International Residential Code (IRC) except for plumbing, which is to the 1994 Arizona Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL: The submitted drawings for the Plumbing. Mechanical and Electrical have numerous incidences of fonts being below the City of Tucson minimum standards of 10point fonts. Re-plot the entire depicts for scale adjustments set to the required fonts size. Ref David Mann. Upon the next submittal provide a square footage table for all enclosed dwelling square footage including options. The applicant shall choose what scale the site plan depiction shall be and plot the plan at a specific scale of record. The scale chosen shall be from the established standards of the industry. (1/10, 1/16, 1/20, etc..) The architectural site plan master and the plan backgrounds for the electrical, mechanical and plumbing must all be coordinated and match for the utility locations. Therefore, coordinate and depict all the utility locations of the water, sewer, gas and electric. Please provide notation on this set of drawings stipulating the new sewer run for the addition will meet [2003 UPC Sec’s 708.0 & 718.1] min. slope of ¼” per foot or slope certification shall be presented to the building inspector from a registered land surveyor before approval of the pipe laid. ARCHITECTURAL: Denote on the plan the sidelight units next to the entry door ‘05’, the window unit ‘07’ and window unit ‘05’ to be tempered safety glazing per [2003 IRC Sec. R308.4 Hazardous locations]. For factory built or zero clearance fireplaces detailed at four locations, provide cut sheet, make, model number and the approval number of the approved testing agency (i.e. ICBO #) [2003 IRC Sec. R1002, R1003.10 or R1004.2]. All shall comply with UL127. Provide dimensioned and noted sections, state flue size and dimension hearth width and methods to frame the chimney. On the floor plan denote the required clearances from combustibles per [2003 IRC Sec. R1003.11 - .12]. Provide the dimensions of the required hearth extension per [2003 IRC Sec. R1004.2 or Sec. R1003.9-.10]. Denote the methods to create a compliant shower receptor per [2003 IRC Sec. P2709, P2710, Sec. R702.4 & Sec. R307.2] for the stepped-down master bath shower upon the foundation plan. Provide a detail of the exterior stem at the shower’s lowest elevation. Note and specify a complete roofing system denoted by the design. Specify the roofing type, grade of materials and method of installation per [2003 IRC Sec. R904 through R905.2.8.5]. STRUCTURAL: All slabs and pads, slab depressions, sunken showers, offsets in heights including landings at all doors, shall be shown and their thickness specified. Indicate the slopes for exterior slabs [2003 IRC Sec.R309.3, R311.4.3,]. Not depicted. Provide a structural depiction of the concrete stairway into the sunken living room. Depict the condition of the toedown stem offset at the same location. The code notes on sheet A8 should reference the current 2003 IRC sections and text. The applicant is requested to clarify the intent of the text contained under the “Roof Framing Design Criteria” sheet A8, descriptions noted conflict with the details presented on sheet A9. Provide a detail depiction of what is intended by the text contained under the “Building Section Key Notes” sheet A8. There appears to be three truss sizes to frame the roof. Verify truss order. When specifying sizes the industry uses “x” instead of “by”. Please coordinate the referenced sizes upon the next submittal. Provide the method(s) used to size the denoted Glu Lam beams, member ‘B1’, on the framing plan. Provide a gravity load calculation for these beams segments denoted in the plan since the openings or spans and propriety manufacture exceed the sizes or are not referenced in the span tables of the IRC. Provide the heights of all the anchor bolt runs on the framing plan sheet A8. Provide load calculations or source of reference for the following structural members. Truss hangers, ledger(s) size for bolting, bolting values in the adobe, bolting values for the concrete block. The reviewer wonders why an elevated concrete block bond beam wall was placed on top of the adobe wall? What additional force requires the replacement of the adobe at this condition? Ref detail 01/A9 and 04/A9. PLUMBING: The applicant has submitted several grey water systems for a single residential lot of minimum area that are not compliant. Please read the design requirements for a single-family system from [Appendix ‘G’ of the 2003 UPC] to verify whether this type of disposal can be utilized on this property. The plan depiction has the sewer run connecting to the plumbing fixtures outline rather than the fixture’s trap and its location. Several fixtures appear to be ‘VTR’ or have ‘none’ when re-venting appears appropriate. Revise depiction for accuracy and embolden the sewer piping for additional clarity. Residential pool heaters usually run in the size range from 250 thousand to 400 thousand BTU’s. Revise future demands and pipe size. The plan depiction does not denote the washer box. Is a clothes washer being provided? Denote the difference between a laundry tray, clothes washer and clothes dryer within the laundry room. Clarification in depiction required. Denote the code-required locations of CO’s in this design presentation addressing [20003 UPC Sec. 707 Drainage pipe cleanouts]. Provide the route of the new air conditioners condensate lines. Not depicted. Provide a route of the water heater’s T&P line. Not depicted. MECHANICAL: Show exhaust fan locations for shower/bathtub compartments, water closet compartments and laundry rooms in lieu of operable windows [2003 IRC Sec. R303.3]. Provide on plan the methods and feasibility to provide exhaust venting for the range hood per [2003 IRC Sec’s. M1502]. Provide the dryer exhaust depiction per [2003 IRC Sec M1501. Provide combustion air for Furnace #1, #2 and the adjacent water heater that are located in a mechanical closet per [2003 IRC Sec. M1703.2]. Combustion air has not been provided. The denoted ‘RAD ’20 x 14 ridge duct for unit#1 is undersized. Provide correct sizing. Provide the missing depiction of the trunk size required to feed air to the master bedroom duct tree. ELECTRICAL: Compliance to the Outdoor Lighting Code shall reference the City of Tucson’s location, allowable lumens per actual site, cut sheets of all outdoor fixtures and denote the type of illumination for all fixture types. Indicate on the Electrical plan that all electrical work shall comply with the 2003 IRC, Chapters 33 through 42. Add the IRC Code sections to the standard notes. Depict the kitchen disposal/dishwasher location to comply with [2003 IRC Sec. 3801.5 Specific appliance locations and E3801.8]. Depict the laundry room to comply with [2003 IRC Sec.E3603.3, E3801.5 Specific appliance locations and E3801.8]. Designate the location and circuit of all required light fixtures, receptacle outlets, power outlets and switches. Indicate the location of all air conditioning and heating units, air handlers, compressors, source of power and disconnects. Indicate the location of convenience outlet and light switch for heating and air conditioning equipment [2003 IRC Sec. M1305.1.3, M1305.1.3.1, E3801.11 and E3803.4]. The kitchen counter area is not in compliance with [2003 IRC Sec. E3801.4.1 thru E3801.4.5] for receptacle placement. Additions required. Ceiling-suspended paddle fans shall be supported by a load rated outlet box or manufacturer’s accessory per [2003 IRC Sec E4001.6 & Sec.E3904.5]. The branch circuits serving all outlets in bedrooms (i.e. receptacles, lights, smoke detectors) need to be protected by arc-fault circuit interrupters listed to provide protection to the entire branch circuit [2003 IRC Sec. E3802.11]. Provide an electrical service riser diagram depicting service grounding and bonding. The conduit runs and wire sizes to the two panels.
