Hedrick Dr. Permit #: TO6-CM00028 Structure: 1 story studio Occupancy: U Occupant load: 4 Construction Type: V-B Area S.F.: 1100 SF Project number: 18-6023-02 The first submittal plans for the above referenced project are in the process of Architectural, Structural, Plumbing, Mechanical and Electrical plan review for compliance with the City of Tucson ordinances and applicable codes. Corrections required are noted below. All corrections must be made to the original drawings and new complete and revised sets resubmitted along with a written response to each of the items listed below to facilitate a shorter back-check time. The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical review. These disciplines were checked only to the extent allowed by the documents provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. ARCHITECTURAL COMMENTS: Indicate ½” anti-sag gypsum board or 5/8” material with ceiling framing exceeds 16”o.c. Ref. IRC Table R 702.3.5. For stucco systems over wood-frame construction with a slab-on-grade, provide a detail showing the required separation between the weep screed and the surface below (min. 4" above the earth and min. 2" above paved areas). Ref. IRC Section R703.2.1. There is no stucco screed identified within the plan documents. Plans no longer show the direction of swing of the exterior doors; please provide. STRUCTURAL COMMENTS Sheet 2 Due to the revisions from Kynar 500 or Hylart 5000 shear panels to the conventional wall framing the following new comments are generated: Please coordinate Floor plan with Roof framing plan on Page 5 to show size, location and lumber grade of three headers at South elevation (See South elevation on Page 3) and three plus one low header at North elevation (See North elevation on Page 3) and complete. Complete shear wall anchorage at foundation level on plan details for consistency with IRC R403.1.6 to address anchorage spacing not exceeding 6’, as no spacing of the addressed MAS steel anchors on Section C is provided. (FA3 is nit found addressed in Simpson catalog). If conventional light frame structure is provided at this time, please review 3’ long panels applicable along North and South elevations and provide holdowns for consistency with IRC R602.10.6 for alternative wall panels less than 4’ in length. Coordinate with comment #3 above and update foundation Detail A on Page 4 for walls along North and South exterior wall for consistency with IRC R602.10.6 requiring min one #4 top and bottom in foundations. Specify size of spread footing, depth and reinforcement at patio columns, not clearly denoted on plans. Ref. R403.1.1. Sheet 5 Specify on section A/ Page 6 nailing requirements where patio rafters to ledger/ exterior walls are attached. Ref. IRC Table R602.3(1). PLUMBING COMMENTS: Plumbing portion has been reviewed and approved; MECHANICAL COMMENTS: Mechanical portion has been reviewed and approved; ELECTRICAL COMMENTS: Provide a complete electrical plan. Show circuit numbers on the plan. The plans indicate the circuit proposed in the schedule however the lights, receptacles that are connected to each circuit are not reflected. Also there is no circuit or disconnect shown for the HVAC unit. Ref. IRC R106.1. Provide #4 solid copper ufer ground in footing instead of two ground rods.
