The first submittal plans for the above referenced project are in the process of Architectural, Structural, Plumbing, Mechanical and Electrical plan review for compliance with the City of Tucson ordinances and applicable codes. Corrections required are noted below. All corrections must be made to the original drawings and new complete and revised sets resubmitted along with a written response to each of the items listed below to facilitate a shorter back-check time.

The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical review. These disciplines were checked only to the extent allowed by the documents provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

ARCHITECTURAL COMMENTS:
Provide an index to drawings on the first sheet of the set. Ref. IRC Section R106.1.1.
Provide a correct square footage summary for each of the following: livable, covered patios and porches/ porticos. All covered areas must be clearly identified on Site plan. Ref. IRC Section R106.1.1.
Site plan shows existing gas line to run under the new patio/ portico, which is prohibited. Show location of gas meter and reflect re-route for gas line. Demonstrate ability of existing piping to accommodate increased pipe length if relocated piping is downstream of meter.
Note and specify that shower area walls shall be finished with a non-absorbent surface to a height of six feet above the floor. Ref. IRC Section 307.2. Also indicate if rod and curtain of tempered glass enclosure is intended at open side.
Indicate ½” anti-sag gypsum board or 5/8” material with ceiling framing exceeds 16”o.c. Ref. IRC Table R 702.3.5.
Provide a calculation to determine the percentage of glazing of the gross area of the exterior walls. Calculations to verify compliance with the 2003 International Energy Code will be required when the glazing area exceeds 15% of the gross area of the exterior walls. Ref. IRC Section N1101.2.1.
Provide the following note: A separate insulation inspection prior to drywall or an insulation certificate will be required at time of final. Ref. IRC Section N1101.3.1.
Specify ½” expansion joint for buildings of glass block windows.
For thin coat stucco systems over foam board, note and specify the ICC Evaluation Report number, system name and manufacturer. Note and specify the vapor barrier used. Ref. IRC Section R106.1.1.
For stucco systems over wood-frame construction with a slab-on-grade, provide a detail showing the required separation between the weep screed and the surface below (min. 4" above the earth and min. 2" above paved areas). Ref. IRC Section R703.2.1.
Provide attic ventilation calculations for all concealed attic spaces; include required and provided net free ventilation area. Also, indicate the type and location of attic ventilation. Provide the following note, if applicable: “Where eave or cornice vents are installed insulation shall not block the free flow of air. A minimum of 1 inch space shall be provided between the insulation and roof sheathing at the location of the vent” (non-vented roof design may be used with a registrant’s seal or meeting the TEP guidelines as agreed by the Greater Tucson Jurisdictions). Ref. IRC Section R806.
Note and specify termite protection. Ref. IRC Section R320.1.
Note and specify surface drainage. Ref. IRC Section R401.3.
Note on the drawing the allowable soil bearing pressure used in the design of the footings.
Provide note: Footings shall be on undisturbed soil or approved fill. Ref. IRC Section R403.1.

STRUCTURAL COMMENTS
General
Call on Roof framing plan, Page 6 spacing of 2x8 rafters proposed at patio. Recheck that bending and deflection are adequate as for example 15’ span joist at East patio will be overstressed at 24” o.c.
Specify on section A/ Page 6 nailing requirements where patio rafters to ledger/ exterior walls are attached.
Provide/ list the approved ICC Evaluation report for Kynar 500 or Hylart 5000 shear panels intended to be used as noted on Page 6.

PLUMBING COMMENTS:
Provide water meter and building supply calculations for the lot to demonstrate existing meter/ supply is not overloaded.
Indicate thermostatic mixing valve or pressure balancing type valve at shower water supply.
Indicate plumbing fixture flow rates.
Provide a drainage pipe isometric showing minimum 3” vent piping through roof.
Note that drainage piping serving fixtures which have floor level rims located below the elevation of the next upstream manhole cover of the public sewer shall be protected from backflow of sewage by a backwater valve. Ref. IRC Section P3008.
Indicate all water pipe sizes in the diagram.
Specify materials for waste, and vent pipes.
Provide a shut off valve for incoming water.
Indicate vent sizes for all fixtures in the DWV diagram.
Provide cleanouts for horizontal branch lines exceeding 5” in length, all sinks and at junction of building drain to building sewer. Ref. UPC 707.
Provide vacuum breakers for hose bibs.

MECHANICAL COMMENTS:
Specify HVAC equipment efficiency ratings. Ref. IRC Table N 1103.1. Ref. IRC Section M1301.3.
Indicate cfm of HVAC unit.
Provide exhaust fans to the outside from bathrooms, water closet compartments, and similar rooms if not supplied with natural ventilation. Ref. IRC section M1506. Indicate cfm and location of duct termination.
Show condensate line and secondary condensate line. Ref. IRC Section M1411.3 and M1411.3.1.

ELECTRICAL COMMENTS:
Provide a complete electrical plan. Show circuit numbers on the plan. Indicate the location of all air conditioning and water heating units. Ref. IRC Section R106.1.
Provide bonding conductor with the #2 feeders to new panel (#8 copper). Ref. IRC Section E3509.6.
Indicate size of water pipe bond. Ref. IRC Table 3503.1.
Receptacles shall be installed so that no point along the floor line in any wall space is more than 6 feet, measured horizontally, from an outlet in that space, including any wall space 2 feet or more in width. Ref. IRC Section E3801.2.1.
Provide #4 solid copper ufer ground in footing instead of two ground rods.
Fixtures, fitting, boxes and receptacles locate in damp or wet locations shall be labeled for applicable location. Note on plan. Ref. IRC Section E3802.
