On streets designated as Major Streets and Routes (MS&R), the street landscape border is measured from the (future) MS&R right-of-way line as determined by Sec. 2.8.3.4. Dimension street landscape borders accordingly.

2. Street landscape borders shall be located entirely on site, except that, if approved by the City Engineer or designee. Up to 5-feet of the required 10-foot width may be placed within the adjacent right-of-way area, or within the Major Streets and Routes (MS&R) right-of-way area on MS&R streets.

3. The screening requirement is in addition to the landscape requirements. The use of vegetation to satisfy the screen requirement is allowed only to provide for alternative treatment, vegetative screen can not be used to meet the landscape requirement per DS 2-06.3.7. Additional 50% vegetative coverage is necessary for street landscape borders. Vegetative screens can encroach only (3) feet into the street landscape border.

4. One (1) canopy tree must be provided for every thirty-three (33) linear feet of landscape border per LUC 3.7.2.4. Canopy Tree per LUC 6.2.3 DEFINITIONS. A woody plant, other than a palm tree, with a mature crown diameter of at least fifteen (15) feet and having a trunk that, at maturity, is kept clear of leaves and branches at least six (6) feet above grade. Palm trees are not considered canopy, revise landscape plan as necessary.

5. An unpaved planting area, which is a minimum of thirty-four (34) square feet in area and four (4) feet in width, must be provided for each canopy tree within vehicle use area per LUC 3.7.2.3. Revise planter dimensions as necessary.

6. All plant material used for landscaping shall be selected from the Drought Tolerant Plant List in Development Standard 2-16.0. Syagrus romanzoffiana / Queen Palm is not on the approved list choose appropriate plant material, existing palms may remain.

7. Verify the species of Palo Verde indicated as remove from site, Cercidium floridum is a protected native plant per LUC 3.8.5. Provide picture of tree in question.

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Sixth Avenue was paved and new brick pavers installed in the pedestrian refuge area not very long ago. I do not believe that the city of Tucson will allow the removal of the sidewalk area to place the required landscape border or portion there of within the existing right-of -way. If transportation is allowing this to occur please provide on City of Tucson letterhead approval form the City Engineer. If not the drawing must be re-designed to comply with the future right-of-way widening which includes the required landscape buffer entirely on site and behind the future right-of-way line.

An option to draw a future site and landscape plan depicting how the site will comply with all development requirements may be submitted for review and approval and must be recorded as an exhibit to a COT MS&R Covenant prior to final approval of the site plan. If you wish more information on this item please call me at 791-5608 ext. 2000.

It does not appear that the future curb location and the future SVT have been drawn in the correct location. Please review the plan and redraw, label, and dimension the future curb and sidewalk area and the future SVTs for both sides of both driveway entrances.

(Previous Comment 4 has been left as reference for reviewer) DS 2-02.2.1.10 6th Ave. is on the MS&R plan indicated as a future right of way width of 90'. Please indicate the location of future right of way, future curb, and existing and future sight visibility triangles


2. Please add a note stating that the required sidewalks will be a raised concrete sidewalk. If the sidewalk is to be flush with the pavement, truncated domes will be required the entire length of the walkway. The sidewalk area in question is the portion along the East Side display area next to the building and out to the street right-of-way.

(Previous Comment 5 has been left as reference for the reviewer) A pedestrian circulation path with a physically separated sidewalk (see DS 2-08.3.1 and DS 2-08.4.1) is required from 25th Street to the building and along the front of the building. The sidewalk must provide an accessible route to all parking spaces and connect to any other pedestrian circulation path located in any other adjacent street.

(Access ramps at crosswalks connecting to sidewalks must be provided. In addition Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area.)

4. The existing sign will have to be removed in the future once the future right-of-way occurs. The location of the sign will be in the future right-of-way. Please show and label the location the sign when relocated.
