Street landscape borders are required, a street landscape border, per Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of ten (10) feet, running the full length of the street property line(s) bounding the site except for points of ingress-egress. 3. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4 4. One (1) canopy tree must be provided for every thirty-three (33) linear feet of landscape border per LUC 3.7.2.4. 5. Interior landscape borders are required along site boundaries of adjacent residential properties per LUC 3.7.2-I 6. Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g 7. The planting plan and layout calculations will include the following Information: · Both the proper and common name of each type of plant material must be listed. · Locations, size, and name of all existing vegetation to remain in place. · All disturbed areas including adjacent right of ways shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7. Indicate treatment for landscaped areas. 8. A 30" continuous screen along street frontages for vehicle use area must be provided per LUC Table 3.7.2-I 9. A 5' wall is required to screen vehicle use area from adjacent residential properties per LUC Table 3.7.2-I. All walls required by this Division must be of masonry material or masonry with a stucco or textured finish. 10. Within vehicular use areas, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.a 11. Landscape plan shall include irrigation specification design and layout per DS 2-06.5.4.A & DS 2-06.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation. 12. The following comments must be addressed. 1. Show how that water harvesting will be maximized in the new landscaped area. The landscape area should be depressed up to 6 inches and should be designed to accept runoff from adjacent areas. (LUC Section 3.7.4, Use of Water, Section 3.7.4.3.B, Storm Water Runoff) 2. Clarify on the Site Plan that the east portion of the lot will remain undeveloped. Revise the note that indicates that the entire lot is to be paved with asphalt paving. Clearly indicate the extent of pavement and clearly delineate the areas that will not be paved. 3. Provide a north arrow and scale. The plan should be drawn in a standard engineering scale. (DS 2-02.2.1.A) 4. Show drainage patterns for the site and indicate that roof drainage or other concentrated will not be directed over any pedestrian route. (DS 2-08.3.1) 5. | 02/23/2006 | TERRY STEVENS | ZONING | REVIEW | Denied | DSD TRANSMITTAL FROM: Terry Stevens FOR: David Rivera Lead Planner Principal Planner PROJECT:T06CM00014 1435 S. 6th Av Replace Modular Office Site Plan Transmittal date: 1st Review 2/23/06 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. DS 2-02.2.1.7 This parcel has split zoning of C3 and R2. Clearly indicate the location of the divide between the two zones. Research by staff indicates the zoning line is located 187.6' east of the centerline of 6th Ave. The perimeter yard indicator of DD for this use requires a building setback of 11/2 times the height of the building when adjacent to a R2 zoning classification. If the height of the east wall of the proposed structure is 13'6" as indicated a setback of 20'3" is required. This required setback is measured from the divide line between the two zones as indicated in previous comment. The required landscape border and wall (see landscape reviewers comments) when adjacent to a residential zone classification must be maintained on the C3 zoned portion of the property. 2. DS 2-02.2.1.8 The detail for the handicap parking space provided does not match the handicap parking space on the plan. The space is required to be van accessible with a minimum access aisle width of 8' when the parking space width is less than 11'. 3. DS 2-02.2.1.9 The detail provided for the bicycle parking is for class two parking spaces. Since there are less than 50 parking spaces provided a minimum of two class two parking spaces is allowed. Please change note on plan and note in the calculations to reflect that two class 2 bicycle parking spaces are being provided. 4. DS 2-02.2.1.10 6th Ave. is on the MS&R plan indicated as a future right of way width of 90'. Please indicate the location of future right of way, future curb, and existing and future sight visibility triangles 5. DS 2-02.2.1.12 A pedestrian circulation path with a physically separated sidewalk (see DS 2-08.3.1 and DS 2-08.4.1) is required from 25th Street to the building and along the front of the building. The sidewalk must provide an accessible route to all parking spaces and connect to any other pedestrian circulation path located in any other adjacent street. Handicap ramps will be required at the handicap parking space access aisle and at the crosswalk to 6th Ave. Access ramps at crosswalks connecting to sidewalks must be provided. In addition Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area. 6. DS 2-02.2.1.13 If applicable, provide location, type, size, and height of existing and proposed signage. 7. DS 2-02.2.1.31 Please provide the subject to sections from the LUC for Vehicle Rental and Sales use in the Site Calculation/Information portion ofthis plan. 8.
