SUMMARY: Engineering Division does not recommend approval of the site plan or grading plan at this time. The following items need to be addressed:

SITE PLAN COMMENTS:

1) DS Sec.2-02.2.1.A.20: It is acknowledge that the 1-foot no access easement is in the recordation process, the docket and page of the easement must be shown on the site plan prior to approval.

The above comment is from the first review and still applies. The response to this comment was a request to put the recordation data on the mylar. This is a site plan review and submittal of mylars is not a Development Services requirement. Recordation data must be on the site plan.


GRADING PLAN COMMENTS: Be advised that the grading plan can not be approved prior to site plan approval. All comments associated with the site plan must be corrected and the site plan must be approved prior to grading plan approval.

2) DS Sec.11-01.4.1.C: On the plan view, within the basin for design criteria of the weir opening (detail 2) and curb/wall openings (detail 3) references details do not match the subject. Detail 2 and detail 3 are for typical parking stalls. Revise appropriately.

STORMWATER POLLUTION PREVENTION PLAN: The SWPPP is approvable once the grading plan is approved.

GENERAL COMMENTS:

Please provide a revised site plan, a revised grading plan (3 copies) and 3 copies of the SWPPP that address the comments provided above. Be advised due to the fact there are only two comments outstanding an over the counter review can be conducted by Jason Green (837-4929) or Patricia Gilbert (837-4936)
06/11/2007 HEATHER THRALL ZONING REVIEW Denied Until the site plan is approved and engineering and landscape have approved the grading plan, zoning is not able to approve the grading plan.

Staff can continue the review once the above has been accomplished.

It should be noted that the grading plan should have PAAL widths called out, all curbs identified, truncated domes and handicapped ramps called out with slope information.

The grading plan requires resubmittal.
