1. The revised grades in the southern perimeter yards do not seem to allow the acceptance of offsite flows in the historical manner. It is not acceptable to create a drainage swale utilizing the adjacent properties unless permission is granted. Show how offsite discharges will be accepted and handled on site.
2. Make sure the pointers on the keynote callouts point to the described feature.
3. Revise the plan to provide clear readability of all data. There are still areas of the plan where multiple layers obliterate information.
4. Provide sufficient detail for construction of the basin, including top bank elevations and slopes. Indicate that the basin will be graded to drain.

5. Provide a complete, revised SWPPP as indicated in the previous comments.

T06BU02851 Grading Plans for S05-061

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved final plat for the condominiums. Please submit one copy of the CDRC approved and stamped final plat, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved and stamped tentative plat. Additional comments may be forthcoming.
