The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Landscape Review Sections and until all zoning comments or concerns have been addressed. 2. Zoning could not verify that the grading plan was in compliance with the approved and stamped tentative plat. It is also not clear that a tentative plat has been processed for this lot where the stockpile will located. Please submit one copy of the CDRC approved and stamped tentative plat, landscape, and NPPO plans with the next grading plan submittal. 3. Stockpiling of soil is permitted on residential zoned property when the soil is to be used on the same site for the specific project associated with the approved and stamped plat or development plan. This stockpile is not specifically for any project that has been approved for this lot (6). It is my understanding that the soil is for the development on lot You can make an appeal in writing to the Zoning Administrator Craig Gross to allow the stockpile of soil on lot 6 for exclusive use on lot 3. If you wish to do so please contact William Balak at 791-4541 for information on requesting a determination from the Zoning Administrator. Also, NPPO requirements must be met and approval of the grading plan by the Landscape Reviewer must be granted prior to approval by zoning. If the grading plan is approved by the landscape review section and an ok to allow the stockpile on lot 6 is granted by the Zoning administrator, the Zoning Review Section is willing to approve and stamp the grading plan over the counter with an appointment. Please call in advance to make an appointment if the above is met. 4. Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved and stamped tentative plat. Additional comments may be forthcoming. |
