Prudence Road Flood Plain Use Permit T06OT02711 (First Review) Grading Plan T06BU02506 (First Review) T14S, R15E, Section 28 RESUBMITTAL REQUIRED: Grading Plan, Drainage Report and SWPPP The Grading Plan (GP), Drainage Report (DR) and Stormwater Pollution Prevention Plan cannot be approved as submitted. Please address the following review comments prior to the next submittal. Flood Plain Use Permit: 1. The Flood Plain Use Permit has been approved by engineering with conditions as follows: 1. All work shall conform to the attached plans (Drainage Report and all improvement plans), which are made part of this permit. 2. The As-built grading plans that are required to obtain a LOMR from FEMA also must be submitted to the City of Tucson. 3. A copy of the approved LOMR will be required in order to release lots 13-18, 49 and 50 when completed. 4. The existing drainage patterns at the property lines shall not be obstructed. 5. Within 5 (five) days of issuance of this permit, through completion of the project, notification must be posted and maintained in a conspicuous place on the job site stating "Construction proceeding under requirements of City of Tucson Floodplain Use Permit No. T06OT02711. For information please call 791-5550." 6. Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 7. This permit becomes invalid and is subject to additional floodplain review, if any required development permit (s') changes the configuration of the structure and or site development. 8. Any walls to be constructed will require a separate Permit. Grading Plan: 1. Please include a response letter to the comments along with the corrected copies of the GP. 2. The As-built grading plans that are required to obtain a LOMR from FEMA also must be submitted to the City of Tucson. 3. A copy of the approved LOMR will be required in order to release lots 13-18, 49 and 50 when completed. 4. Cut or fill slopes require a 2' minimum setback from property line. 10. Show how the maintenance vehicle will enter or exit the detention basin. 11. Remove general note 22. General note 20 supercedes 22 for City of Tucson development standards. 12. WSEL are shown as NGVD 29 on Kinneson Wash, however FEMA 88 elevations are used for the lots that are in the flood plain. Either elevation should be used, not both. Revise as required. 13. Detail the splash pad for the drainage entering the det./ret. basin. Size of rip-rap? Filter fabric and size (WxL)? 14. Remove reference to Pima County on detail G/4 and box calling out a type-2 grading permit on the cover sheet. Type-2 grading permits are per Pima County. 15. On detail I/5, the scuppers shown do not add up to the required length. Add an additional scupper to achieve this or revise as required. Drainage report: 1. The DR has been conditionally accepted by engineering. 2. The As-built grading plans that are required to obtain a LOMR from FEMA also must be submitted to the City of Tucson. 3. A copy of the approved LOMR will be required in order to release lots 13-18, 49 and 50 when completed. 4. Update the DR to reflect the approved LOMR and submit to the City of Tucson when complete. Stormwater pollution prevention plan: 1. Add a note stating that the operator(s) shall report to ADEQ any noncompliance (including spills) which may endanger human health or the environment.
