SUMMARY: Engineering Division of Development Services Department reviewed the Grading Plan and permit application resubmittal package, and recommends approval of the grading plan. The following conditions apply to the grading permit.

GRADING PERMIT CONDITIONS:
The following 14 conditions apply to grading permit T06BU02449:
1) Call for Pre-construction meeting, intermediate and final inspections. For a DSD Engineering Inspection, call IVR (740-6970), or contact DSD Engineering at 837-4991, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html
2) Construction entrance to the site shall be discussed at the Pre-construction meeting.
3) A copy of the Grading Plan and Grading Permit shall be kept at the site at all times, until final grading approval.
4) Any revision to the Grading Plan may require a re-submittal of a revised grading plan for review. Contact DSD Engineering at 791-5550 to discuss changes in grading design.
5) If grading construction is expected to last longer than the expiration date of the grading permit, contact DSD to renew/extend the Grading Permit. If Final Grading Inspection has not been completed before the Grading Permit expires, and the permit has not been renewed, additional fees and reviews may be required.
6) Separate building permit applications are required for any walls.
7) Special inspection required for concrete wash out area. SWPPP shows location near floodplain/404 wash; the re-location of the wash-out area needs to be field accepted by DSD Inspector.
8) Assurance release inspection is required for release of assurances.
9) For the release of the reseed bond and to close grading permit, a final grading approval is necessary. The permitee shall notify the DSD when the grading operation is ready for the final grading inspection. Final grading approval shall not be given until all work, including installation of all drainage improvements and their permanent protective devices, and all erosion control measures have been completed in accordance with the approved grading plan and grading permit, and all conditions of permit are completed.
10) Prior to request for final inspection approval, all outstanding grading permit fees shall be paid, including any additional re-inspection fees.
11) Contact Permits and Codes (791-5100) for any questions regarding right-of-way permit requirements. Also, contact Pima County Right-of-way for any other questions regarding Wildlife Drive right-of-way connection.
12) Project is subject to compliance with any applicable annexation zoning conditions.
13) There shall be no disturbance outside of the disturbance/grading limits, and no grading shall begin until all required SWPPP controls are installed.
14) Project shall conform to special conditions as set forth in Army Corps of Engineers letter dated October 23, 2006 regarding 404 washes within the subdivision parcel. A copy of the 404 letter shall be posted at the site with the SWPPP and grading permit.
